RESPONSIBILITIES: Employees at this level work under general supervision from the Assistant Athletics Director, Facilities Services. Under general supervision, HVAC Maintenance Technicians perform skilled heating, ventilating, and air conditioning work at the journey level. They troubleshoot, maintain, and repair all types of heating, ventilation, air conditioning, and refrigeration equipment. The duties performed primarily include routine HVAC and facility maintenance of moderate complexity with minimum supervision. Employees in this classification typically work within prescribed sets of procedures, but may make independent choices between predefined options. Work may be spot checked while in progress or inspected upon completion. The employee may work alone or as a member of a crew (with or without lead responsibility). The employee may work evenings and/or weekend hours as related to the job or special projects assigned.
DUTIES INCLUDE: Heating and Ventilation Maintenance
Install, inspect, repair, maintain, and modify various heating, ventilation, and air conditioning systems in office buildings, athletics facilities and residential buildings,
Perform preventive maintenance and repair on large chillers, refrigerators, window air-conditioning units, damper controls and motors, thermostats, ice machines, humidifiers, etc.
Do routine troubleshooting of various heating, ventilation, and air conditioning systems; repair and restore them to proper operational service
Perform electrical work (through 480V) as required for maintaining and repairing HVAC systems. Work includes replacing fuses, motors, transformers, wiring, contactors, controls and disconnect switches, etc.
Connect and disconnect pipe lines and fittings and perform plumbing work pertaining to HVAC (such as cutting, soldering, brazing, connecting and disconnecting pipe line, and replacing fittings and valves).
Perform preventative and predictive maintenance services as directed by Supervisor
Assist in installation, maintenance and modification of complex instrumentation and controls for HVAC systems; work independently to adjust, replace and maintain standard controls
Assemble air-conditioning systems according to blueprints or specifications
Replace refrigerant and lubricate air-conditioning systems
Test air-conditioning systems to maintain operating efficiency and safety
Connect and disconnect pipe lines and fittings and perform general plumbing work as required
Maintain records, and assist in procurement of components and spare parts.
Lay out work, estimate costs.
Maintain light and power circuits, elevators, controls, electric motors of various sizes and types, lighting fixtures, transformers, communications systems, standby battery power circuits and equipment, making repairs as necessary
Balance motor parts before reassembly
Troubleshoot 1 and 3 phase motors.
Pick-up construction materials at supply houses
Assemble, install and repair pipes, fittings, and fixtures for gas, water and sanitary lines, storm drains, toilets, sinks, boilers, heat exchangers, valves, pumps, drinking fountains, water stills, hot water heaters, etc.
Repair a variety of equipment and machines such as pumps, fans, blowers, motors, etc.
Diagnose causes of malfunctions by observing, dismantling and inspecting equipment with test instruments
Fabricate equipment and apparatus according to sketches or verbal instructions
Other maintenance duties, as assigned, on an emergency basis.
1. Must be skilled in the use of the tools, material, and equipment used in these trades. 2. Must demonstrate a full working knowledge of craft procedures in HVAC and electrical, while performing sufficient skill to qualify as a journey-level worker in the other trades. 3. Minimum six years of actual work experience in the trades. 4. Must be able to read blueprints, and work from prints and sketches. Must work in compliance with building codes and industry standards, and in compliance with various safety standards. 5. Able to lift and carry 80 lbs. 6. Able to stoop, kneel, crouch, and crawl 7. Must pass background check 8. Valid California driver's license and good driving record.
