The Director of Capital Project Management is seeking a highly skilled individual to work as an interim Project Manager in the Office of Capital Project Management at Columbia University Medical Center (CUMC). The individual will work under the Director and closely with other members of project management team to coordinate all aspects of capital projects including research laboratories, office/dry laboratories, clinical spaces, major infrastructure and educational resources.
Specifically, the selected candidate, under the direction of the Director, will have responsibilities in coordinating a complex team of professional consultants, facilities team members, and numerous client groups. The candidate will have a demonstrated ability to work with architects, engineers and other consultants as well as the end-users to ensure that the project needs are met. The selected individual will be required to work collaboratively with CUMC Facilities Operations, Engineering, Public Safety, Environmental Health & Radiation Safety, Telephone/Data and Space Planning to coordinate the many stakeholders in any given capital project.
The candidate will also assist in constructing baseline project budgets and schedules and provide ongoing updates as necessary. The candidate can be tasked to perform regular cost analysis of the project budget and spent forecast in frequencies as determined by the Director.
The selected candidate assists in preparation of standard Columbia University contracts for architectural, engineering and construction services, and will be responsible to coordinate on-site activities of general contractors and/or construction managers. The candidate will assist in preparation of bid documents and manage the process using the University Bidding Policies. She/he will develop and manage schedules for all aspects of projects including: design, construction, relocations, furniture procurement & installation, and move-ins. The selected candidate will also ensure that all field procedures and safety protocols are being met on each job site. He/she will prepare purchase requisitions, change orders and must keep current on processing vendor invoices for payment. The candidate will create a record keeping system of hard and electronic files (using Primavera Unifier) for all project related correspondence, contracts, drawings, specifications and related other documents. He/She must have a demonstrated experience with trouble shooting and developing cost-effective solutions to mechanical problems. The selected candidate will have experience with engineered systems including HVAC, boilers, chillers, and other infrastructure.

General Minimum Qualifications: Requires a bachelor's degree, or equivalent in education and experience, plus four years of related experience.

Additional Specific Minimum Qualifications: Position requires a bachelor's degree plus ten years of related experience or the equivalent in education and experience; or a Master's degree with five years of directly related experience in the management of design and construction projects.
Excellent communication and interpersonal skills required.
Ability to work independently is required. The ability to determine priorities, exercise initiative and work under pressure is required. Willingness and ability to learn new software programs is required.
Preferred Qualifications: Background in managing the development of research laboratories, building infrastructure, and education facilities in excess of $2,000,000 to $7,000,000 is preferred. A degree in architecture, engineering or construction management is highly preferred, in addition to professional training in scheduling (Primavera or Microsoft). Background in engineered building systems including HVAC, plumbing, electrical and fire protection is preferred.
Degree in Architecture, Engineering or Construction Management preferred. Experience with Autocad, Excel, Word, Powerpoint, and scheduling software (MS Project or P6) and familiarity with Primavera Unifier a plus.
