Full Time 40 hours Grade 053 UF&S MC Operations Schedule 7:30AM-4:00PM; POTENTIAL WKENDS Responsibilities This position develops and maintains rapport with all Facility users. The individual in this role also provides resolution or appropriate feedback to concerned parties. Meets as required with users regarding policy or procedural changes being implemented by the University. Meet with client to determine their project scope. Open Project work order to start project. Initiate the following studies and reviews if required for the project. Feasibility Studies Site survey Space Measure and document client equipment Review scope with internal âœofficesâ� to ensure it is in line with Building Plans/Strategic Plans Asbestos survey if required ICRA Review if required EH&S and Fire Marshall review HVAC Investigation if required Attend review meeting and follow up if necessary Prepare preliminary drawings for client review and approval. Review with Commissioning team for approval. Prepare ROM estimates. Propose and select furniture and finishes for project. Request new room numbers, Work with Space Planning on special signage or way finding, Research design and project solutions, Create CAD plans and drawing package Work with Vendors to Decommission labs, obtain sign off from EH&S Document final project requirements, distribute to in-house trades & vendors for estimates â“ with or without a walk through Carpenters, Sheet Metal, Paint Shops, Door/Masonry/Locks & Sign, Life Safety, HVAC IT â“ University or ISD, Desk top support Asbestos Abatement Vendor Electrical Vendor, Plumbing Vendor, Sprinkler Vendor A/V Vendor Flooring Vendor Furniture Vendor Window Treatment Vendor Environmental Services Security Movers Lab Vendors Surplus Furniture Radiation Safety Infection Control EOG Glass Vendor Customer Service (if night or weekend work) On call supervisor (if weekend work) Compile estimates & generate project budget, review to ensure all scope items are covered, write contracts to be issued to the customer, Prepare project schedule â“ distribute to team for approval. Prepare RFPâ™s to bid larger projects, Work with Architectural and Mechanical Engineering firms for necessary code compliance, and Coordinate necessary government permitting. Prepare & post construction notices. Prepare Capital Funding Approval Perform project monitoring including the following; Coordinate/Communicate with the Client through the construction phase Address emails, voice mails and escalations Submit ITSRâ™s & 312R and PReqâ™s Track PO requests and 312R for issuing release numbers Monitor work of all trades & vendors Track and evaluate change requests â“ impact on cost , schedule, & time Monitor schedule with Bldg. Managers and O&M supervisors for shutdowns, etc Site visits and walkthroughs Adjust project schedule â“ coordinate changes with trades & vendors Monitor Project Quality Close out project including the following: Obtain EH&S sign off for eyewashes Work with Commissioning agent to gather punch list Update project documents Submit PM form for elimination or addition of PMâ™d equipment Punch list Reconcile project budget Turn over sketches to Utility Mapping, Turn over sketches to University Architects to update space database and Space drawings Approve invoices Attach files to FAMIS Closeout work orders Lessons Learned Document QUALIFICATIONS : Bachelorâ™s degree in engineering discipline or related discipline and 3 to 5 yearsâ™ experience in facilities operations, maintenance and building construction or equivalent education and experience. Preferred knowledge and experience in the development of commissioning systems. Prefer knowledge of construction and maintenance operations, building and fire codes, and construction and renovation estimating techniques. Prefer experience with identification of deficiencies in electrical, mechanical, structural and roof systems and experience directing union skilled trade personnel. Experience in project management desirable. Must utilize basic office software programs, i.e.: word processor, spreadsheet, project management, presentation tools. Knowledge of work order systems a plus.
