RED Development is seeking an accomplished professional with deep experience with retail shopping centers and class-A office and mixed-use properties to lead our Property Management and Operations teams and drive results. The position is located in Phoenix, Arizona.
The Regional General Manager works closely with all General Managers and Asset Managers to execute on performance goals for our properties, and is primarily responsible for the day-to-day leadership and direction of operations according to approved operating budgets and in compliance with leases, contracts, and agreements. The Regional General Manager will protect, maintain, and enhance the value of assets for the benefit of tenants, consumers, and the communities in which those assets are located.
Essential Duties and Responsibilities •Audit and monitor on-site compliance with property management agreements and operating covenant documents, partnership agreements, and loan documents •Establish strong working relationships will all personnel and drive positive morale; Provide essential training programs for field staff •Conduct periodic site visits with standard review of maintenance and repair of key asset systems •Regularly assess and identify most critical and sensitive operational issues, and proactively work with General Managers to improve •Monitor life safety procedures and training, including oversight of the coordination and completion of OHSA inspections and compliance •Develop specifications and continually evaluate service needs and performance in all areas of maintenance and repairs; forecast and manage replacement of major areas of expense items including HVAC systems, roof, parking lot, etc. •Establish network of emergency services and approve crisis management plan for each property; test annually •Manage operational risk by directing on-site administration of property, tenant, and vendor insurance requirements and claims processing •Oversee and recommend security policy for each asset •Develop and implement procedures/systems to maintain complete and accurate property and vendor files and records with an emphasis on documentation for future reference; coordinate with corporate staff to ensure compliance with company procedures for processing and distributing information •Establish best practices to guarantee that General Managers are aggressively managing data in the MRI system for leases and related documents and in the Workspeed system for tenant and vendor insurance certificates and to track preventative maintenance and work orders •Promote greater customer (tenant) service, and create greater accountability and visibility for regular tenant interactions in order to promote strong, positive, working relationships; coach on-site teams in tenant management relative to regular tenant meetings, professional tenant interactions and problem resolution. •Collaborate with General Managers and Asset Managers to identify at risk tenants and create marketing plans to support those tenants on a quarterly basis; track and monitor property specific action plans. •Direct budget process and other monthly and quarterly reporting, ensuring that on-site teams complete budgets/reports on time and accurately •Ensure General Managers adhere to established standardized bid practices and scopes of services for all major capital expenditures and major contracts related to security, snow removal, maintenance, repairs, landscaping, etc.; oversee vendor selection, engagement, and contracting process •Implement and update operating expense analysis for portfolio in order to track and compare across all managed properties •Track current year’s budgeted capital and assist Asset Managers in holding operations teams accountable to complete in accordance with budget •Supervise General Manager review of annual tenant reconciliation process; Hold General Managers accountable for resolving related issues by a fixed date •Work with General Managers to ensure consistent, effective billing and collection processes for accounts payables and receivables; collect and review A/R reporting on a monthly basis prior to distribution to Asset Managers to confirm consistency •Additional duties as assigned

Education and/or Experience (Required) •Bachelor’s degree in Finance, Real Estate, Economics, Business, or related field; graduate degree preferred •Minimum of 10 years of commercial real estate property management and operational experience in retail power centers and specialty retail product types •Excellent leadership with strong motivational skills; approachable "open door" style; sets, maintains, and holds others to high standards of execution •Problem solver that is able to present ideas persuasively and defend them in a clear, concise, and compelling manner •Proven ability to work independently and successfully as a leader and decision maker in a fluid team environment under tight deadlines •Ability to work in an organized, efficient manner with a high level of accuracy, attention to detail, and follow through •High level of integrity, enthusiasm, and energy •Strong knowledge of real estate accounting combined with exceptional analytical skills with ability to define problems, collect data, establish facts and draw valid conclusions •Strong written and verbal skills with ability to write reports, business correspondence and procedure manuals •Proficient in Excel, Argus and MRI •20-25% Travel Required
