This position is in the Operations and Facilities Management Department (OFMD), Building Services. This position is for the Medical School Campus.
The Facilities Technician III position requires the individual to perform repairs, install HVAC equipment and to coordinate outside contractors. Specific duties include HVAC repairs to air handlers and their associated systems as well as refrigeration systems.
PRIMARY DUTIES AND RESPONSIBILITIES:
Acts as primary Building Services contact for assigned area, prioritizing work and making initial assessment of conditions and services needs.
Plans and completes the repairs/installation of HVAC, electrical, and plumbing systems for short-range projects.
Estimates labor time, requisitions materials needed, and requests other maintenance staff assistance for long range projects.
Monitors outside service schedules and equipment installation by outside contractors.
Monitors service schedules/coordinate any interruptions in service (utility outages).
Interfaces with customer to schedule/coordinate any interruptions in service (utility outages).
Follows through on work in progress to verify proper facility conditions are restored.
Performs variety of tasks involving HVAC, electrical, plumbing, etc.
Keeps Building Services supervisors aware of facility conditions, problems, and needs.
Maintains effective communication with other Facility Maintenance Coordinators and other maintenance staff.
This position is full-time and works approximately 40 hours per week.
Applicant Special Instructions:
Works inside and outside, in dusty and dirty places such as pits and equipment spaces where temperatures may exceed 100 degrees and equipment may be oily and greasy. Exposed to wet and cold conditions as well as noise and vibration from operating equipment.
Must be able to work in morgues, gross anatomy and pathology laboratories. Employee may be required to work in the vicinity of labs containing biohazardous and/or radioactive substances.
Must be able to lift and carry tools and material weighing in excess of 50 pounds and be able to raise and carry with assistance items weighing 200 pounds. Climbs, balances, stoop, kneel and crouch to gain access to pipes, wiring and equipment. Handles a variety of hand and power tools. Near-visual acuity needed to read equipment diagrams and inspect parts. Depth perception, field of vision and color vision needed to fit and install parts.
High School diploma. Equivalent of 2-4 years related experience in skill trade functions with demonstrated ability to perform varied maintenance tasks. Must have good customer service skills and the ability to communicate with diverse groups of people.
The ideal candidate will have prior experience working in a hospital, university, or similar facilities department.
The ideal candidate will also have experience working with some or all of the systems listed below.
Experience with vav systems
Experience controls systems (JCI, C and C, Trane, Siemens)
Experience with air compressors
Experience with lab air and lab vacuum systems
Experience with boiler systems
2 years of college education in industrial/commercial HVAC or trade school
5 years of relevant experience
Working knowledge of HVAC instruments as well as an understanding and reading of blueprints and schematics
Missouri Class E License or equivalent for operating university vehicles
