The General Manager for the retail mall will have full responsibility and accountability for the day-to-day operations of the mall, including marketing and specialty leasing, in a manner that protects and enhances the value of this asset. This position calls for an assertive, professional leader with strong management skills. The General Manager will also need a thorough understanding of and ability to effectively manage projects, maintenance schedules, vendor contracts/relationships and staff. The General Manager shall have a comprehensive understanding of operations methods and understand the need to increase NOI while controlling costs. The General Manager will closely oversee construction, safety, janitorial and other contracted services. This position is also directly responsible for budgeting and forecasting mall expenses and revenue consistent with owner's strategy; managing capital projects; preparing monthly operational reports; delivering effective consumer marketing programs; and assisting in all leasing programs.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
Assess current technical, office and building staff; existing operations; and policies and procedures. Deliver recommendations to Supervisor within the first 90 days of employment.
Continuously maintain and deliver a world-class shopping environment that exceeds expectations of Owner, consumers, community and retailers.
Maintain high Owner standards in all aspects of the mall's appearance, operation and safety at all times including, conducting and documenting monthly property inspections. Effectively build and maintain relationships with the mall team, management team and all external contractors, vendors and suppliers.
Supervise the mall security team and maintain mall-level risk management practices; responsible for creating/updating the emergency preparedness, response and recovery plans specifically tailored to this property. Communicate disaster planning procedures to tenants and vendors, and be prepared to handle emergencies and crises.
Create an annual expense and revenue budget within established guidelines (accrual and cash basis of accounting); adhere to budget; and reforecast operating expenses and revenue to budget.
Create, update and manage the five-year Capital Plan for the property. Administer large-project building improvement funding requests for implementation and completion on time and on budget.
Supervise all deal-driven tenant and landlord construction projects as well as CapEx projects.
Monitor and enforce the terms of all tenant lease agreements, the billing and collection of rents and other tenant charges in compliance with the lease; responsibilities include all aspects of lease administration including allocation of expenses to various CAM pools, critical date management, lease notifications, renewal notices, etc.
Establish and maintain positive relationships with tenants and occupants ensuring that all services and needs are met within the constraints of the tenant leases; develops and maintains a tenant retention program.
Negotiate service contracts with outside vendors and service providers that achieve the highest level of performance at the lowest cost while complying with vendor bidding, procurement and management guidelines.
Work with media and marketing agencies to execute cost-effective, profit-enhancing property marketing and consumer marketing programs including events and specialty leasing programs (i.e., pop-up and/or seasonal tenants; kiosks, etc.); display windows; advertising placement and production; website maintenance; managing social media and PR.
Canvas the local market to stay informed on market trends, demographics and economy. Maximize the mall's influence and leadership position in the community and with partners for the Owner's benefit by maintaining an appropriate level of involvement in community affairs. Work with local chamber, business advocacy, and tourism agencies to increase publicity and encourage shopping visits.
Actively cooperate and support the property's local leasing representative in implementing the Owner's leasing strategy.
Understand LEED for retail properties and be able to deploy sustainability efforts.
Meet regularly and proactively with Supervisor to review the financial performance of the mall, projects, operations and management.
Adhere to the requirements and all components of the management agreement with Owner.
Minimum 5 to 7 years previous and relevant experience in property management of retail malls or equivalent retail environment
Familiarity with Building Engines or other equivalent internet-based inspection and work order management software tools
Hands-on experience with MRI and Kardin preferred; experience with Nexus is a plus
Strong literacy in Microsoft Office products
Ability to communicate effectively, supervise, develop, train, retain, and direct mall operations team and contracted services
Strong acumen in financial management and accounting principles
Thorough knowledge of all aspects of mall management including leasing and marketing
Detail oriented and strong analytical skills
Ability to prioritize and manage multiple projects as well as solve problems in a timely manner
Skilled in project management
Strong knowledge of building operations, including HVAC and MEP systems
