Role Summary: The Sr. Manager of Properties role is crucial in the total execution of the work relating to facility maintenance, energy management, and utilities for multiple territories. The Sr. Manager manages all communications of Territory level field leaders while overseeing the management of the daily tasks completed by both the Facilities Manager and Sr. Specialist. This role coordinates and facilitates efforts and problem solving between multiple areas of the organization, and project management of large scale maintenance projects. The Sr. Manager is an expert in general maintenance/contracted maintenance (landscaping, snow plowing, etc.) and demand services (such as plumbing, painting, etc.) This role is the primary interface with Territory Operations field staff and provides guidance on current state of the territory. The role supports execution of work relating to store closures, vacancy and landlord terminations.

Manage and Analyze Data and Financials to Support Business Needs
Responsible and accountable for business cases to secure capital expense requests annual in the excess of $7m
Accountable for overall CER budgets related to capital spend for projects.
Responsible and accountable for vendor selection and contract spend for all Territories supported.
Understands and applies components of a P&L and Balance Sheet (e.g. capital and expenses related to relocations and remodels, analyzing trends, comparing historical to current, prepare forecasting)
Works with cross-functional partners to prepare financial information for a P&L/CER. Interprets and analyzes components of a P&L/CER, and prepares forecasting.
Responsible and accountable for invoice review and approval of amounts up to $100k or as defined by the Company’s Spend Authorization policies.
Responsible for location emergency and crisis management procedures and execution.
Responsible for the management of vacant locations (sub-tenant agreements, safety, space management, etc.).
Comprehensive knowledge of CMMS systems and lease portfolio systems.
Accountable for asset management within locations during relocation, open, closure, or vacant. Asset management includes timely recovery of all fixtures, equipment, and 3rd party equipment such as compactors, etc.
Leads complex negotiations and informs cross-functional partners of outcome
Creates strategic plans for key business units or initiatives. Plans generally have up to two to three year planning horizon. Engages with next-level management to ensure alignment.
Proactively anticipates and manages issue resolution. Proposes solutions when issues are beyond the typical scope of their job. Understands and assesses the impact of changes, and communicates changes to all stakeholders.
Identifies and recommends projects to address current and future needs of the business. Discontinues processes and initiatives that no longer produce an ROI.
