Job Requisition Number: 24141. University of California, Berkeley Building Energy Management Systems (EMS) consists of Automated Logic and Barrington Control Systems. The position of Building Automation Mechanic is responsible for the day to day operation and maintenance of both systems installed in over 100 facilities at Berkeley Campus.
Barrrington Control System was adopted at Berkeley Campus over 30 years ago as the standard Building Automation System. Barrington Systems devices and subcomponents are not in production any more. We heavily depend on our Electronic Technicians to maintain complicated electronic systems due to availability of spare parts and lack of documentation. Automated Logic is the Campus Building Automation system installed in over 30 facilities on Campus.The individual must have proven training and experience in the field of HVAC/R systems analysis, calibration, and repair. Knowledge and ability in troubleshooting electronic and pneumatic controls.
1.Construction Installation of Building EMS: Perform duties as team technician for the conversion of building energy management control systems campus wide. Assist in all aspects of planning and scheduling of various phases of EMS construction. Develop and implement sequence of operation, software programming strategies and hardware point lists for control systems. Document and install control system hardware, cabling and conduit that are necessary to facilitate building energy management conversions. This will include installing new control panels, new field devices (VAV terminal boxes, temperature sensors, pressure sensors, flow sensors, control relays, valve and damper actuators, etc) and all communication cabling between panels and devices. Maintain, troubleshoot, and install electronic systems sub-systems; analyze technical data to determine applicability to design problems. Use architectural, civil, structural mechanical, plumbing and electrical blueprints, freehand and computer generated sketches. Work with systems involving control voltage signals and power devices ranging from 2-24 VAC and DC. Perform calculations to size circuit control transformers, wire, fuses and other control circuit components. Calculate conduit fill limitations and sizes. Adapt equipment to perform new or different functions to meet objectives. Read and interpret control and ladder logic type diagrams. May serve as working leader to other electronics technicians performing related work, and assist in solving electronic problems. 2.Preventative maintenance and repair of EMS Perform preventive maintenance procedures on energy management control systems to ensure that the systems operate according to manufacturers' specifications and to system design parameters. Typical procedures include cleaning of control panel components, tightening of terminal connections, calibrating sensors, performing visual inspections and performing various types of circuit testing using common test equipment. Perform minor repairs during the process of performing the preventive maintenance procedures to ensure the integrity of the systems wiring and component installations. Respond to emergency and routine EMS service calls to perform repairs as required.
3.Perform System Tests Perform tests and analysis to determine if equipment and systems are functioning efficiently and to existing design specification; corrects malfunctions to control systems which includes, pneumatic, electric and electronic controls, as well as variable air volume (VAV) systems; operate, maintain, and repair electronic variable speed controller for ventilation and pumping systems.
4.Inspections Uses standard hand tools, power tools, as well as specific instruments and specialty tools such as: velometer, multi-meter, amprobe, manometer, RPM speed indicator. Other Duties Perform safety inspections and routine maintenance on tools and equipment used. Attend safety and training classes and perform job related tasks in a safe manner. Follow all manufacture and university specific safety procedures when using tools and equipment.
5.Other Duties Enter and maintain a weekly timesheet. Turn in completed work orders in a timely manner. Effectively employ good interpersonal skills when interacting with members of campus community.oBasic knowledge of instrumentation, electrical theory, AC and DC electricity, ohm's law, series and parallel circuits, inductance, capacitance, magnetism, transformers, relays, pressure, temperature, flow, velocity and other sensors. oWillingness to be exposed to live electrical circuits, rotating machinery and chemicals while following appropriate safety procedures. oAbility to work with a high degree of independence or in a team setting and are responsible for the technical accuracy. oExperience in the use of vendor specific installation and service manuals, catalogs and cut sheets. oExperience in the use of test equipment associated with the electrical trades. oExperience installing conduit, cable tray and cables for building systems. Good written and oral communication skills. oMust possess good interpersonal skills, sufficient to interact with co- workers and members of the campus community. oAbility to follow oral and written instructions. oAbility to read and understand applicable service manuals. oAbility to work in confined spaces such as mechanical rooms, machinery spaces, attics and manholes while bending, stooping and or kneeling. oAbility to move construction and maintenance type equipment and materials weighing up to 75 pounds with or without accommodation. This requires the ability to exercise judgment about how moving can be done safely or if the assistance of others will be required. This position is governed by the terms and conditions in the agreement for the Technical Unit (TX) between the University of California and the University Professional and Technical Employees (UPTE).
