Lead the construction and maintenance team in the timely execution of project assignments from inception through completion. Assignments will include routine, preventative and emergency construction and maintenance projects as well as large refresh and remodel projects.
Visit clubs and develop asset plans to understand existing conditions against company standards.
Conduct regularly scheduled site inspections to identify unforeseen problems or repairs, review progress on ongoing projects and ensure compliance with lease and construction requirements.
Generate and control bid forms, RFQs, RFIs, change orders, vendor invoices and company billings.
Reviews all drawings and make sure they conform to the company design standards.
Research and qualify new contractors and vendor partners
Identify and assign General Contractors and negotiate, recommend, and approve contracts with GC's. Manage project bidding/negotiation with general contractors and vendors.
Develop scopes of work and schedules, holding the contractors accountable to deliver quality work while maintaining targeted completion dates. Manage milestones, project risks and ensure alternate actions are recommended to maintain schedules and budgets
Ensure that coordination and regular communication of overall project occurs between ownership to minimize project delays and/or budget challenges.
Research and recommend procedures, processes and services for continuous improvement in the delivery of results. Ensure that all policies and procedures are followed in relation to construction, safety codes, regulatory compliance, work standards and safety guidelines.
Perform due diligence for new club openings and redevelopments
Research and qualify new contractors and vendor partners.
This role requires up to 75% car travel across the greater Houston area.
Ensure facility systems (mechanical, electrical, plumbing, general construction) are working properly; and facilitate timely and cost-efficient repairs as needed.
Qualifications & Required Skills:
Strong experience in retail commercial construction project management.
Bachelor's degree or equivalent work experience
Comprehensive Knowledge in the following areas: Electrical, Mechanical, Plumbing, HVAC, and Flooring
Able to communicate effectively in-person, by email and telephonically
Capacity and flexibility to work 60 hours per week and/or extended shifts
English reading, writing, math and computer skills (email, Word, Excel) required
Strong attention to detail, preparedness and organization
Ability to drive to multiple locations and travel as needed
