Under general supervision of the Manager of Maintenance Services, the Area Supervisor III is fully responsible for directing the activities of a multi-functional team made up of electricians, plumbers, and other skilled maintenance team members as well as providing expertise, working knowledge, and administrative function to the maintenance department. Duties include, but are not limited to, work distribution, scheduling, quality, and accuracy, time sheet approval, general administrative duties, safety training, parts/materials acquisition, contractor interface, client/customer notification and coordination. This person also performs skilled work at a Masters Level in either the electrical or plumbing trades, or in another skilled trade recognized by WKU (also at a master's level). These duties are performed either on the 1st shift, a weekend shift or other alternative shift based on the needs of the University.
Directs activities of licensed electricians, plumbers, and HVAC technicians to perform project work, respond to emergencies within their field of expertise, as well as all activities needed for the general maintenance of buildings throughout campus
Maintains excellent communication/customer service with Building Coordinators and all other DFM Supervisors
Communicates bi-laterally with other supervisors within DFM to coordinate work activities between groups
Responsible for communication and scheduling of vendors and contractors to perform work on campus and monitors their compliance and quality for timely completion of outsourced work
Provides project cost estimates for University departmental and auxiliary groups for facilities billable work
Enforces WKU policies, procedures and work standards to ensure adequate performance and personnel safety, and reports all disciplinary conflicts to the Manager of Maintenance Services
Reviews time sheets for accuracy & adherence to the DFM attendance policy
Trains workers in all tasks & equipment necessary to perform their jobs to campus standards
Acts as a subject matter expert in either the electrical or plumbing trades, or in another skilled trade recognized by WKU and provides workers with assistance in performing duties as necessary to meet deadlines
Oversees daily building inspections and maintains/updates building operations manuals
Performs computer work such as emails, spreadsheets, word processing, internet parts research, intranet human resource functions, evaluations, memos, etc.
Operates University vehicles
Performs related duties as assigned
Knowledge and Skills Considered Essential for Success:
Mechanical & operational knowledge of all machines & tools related to the electrical, plumbing and HVAC fields
Ability to perform intermediate level HVAC, electrical, plumbing and/or other general maintenance repairs
Installation skills for installing equipment, machines, wiring, or programs to meet specifications
Troubleshooting skills to determine causes of operating errors and deciding what to do about it
Skill to repair machines or systems using the needed tools
Skill to perform routine maintenance on equipment and determine when and what kind of maintenance is needed
Ability to provide on-the-job training/coaching to HVAC technicians regarding proper maintenance of HVAC equipment and controls
Basic computer skills to access/send emails and perform data entry into the maintenance work order system
Specific knowledge of regulatory agencies that have jurisdiction over contractual work being performed on campus
Active Listening Skills by giving full attention to what other people are saying, taking time to understand the points being made, asking questions as appropriate, and not interrupting at inappropriate times
Should be able to use logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems

High School Diploma or GED equivalency
Must possess and maintain a current Kentucky Master Plumbers License, or be able to obtain within 6 months
Five years related equivalent work experience in a related trade
Minimum of one year experience in supervision
Must possess and maintain a valid Kentucky driver's license.
Salary Grade: 109 Hourly Range: $21.10 - 28.25
