Weidner Apartment Homes is currently searching for a Commercial Facilities Manager to work out of the Corporate Office in Kirkland, WA. This position will directly support the Commercial Asset Team, with on-going facility and team related responsibilities, including facilities management of Weidner’s commercial properties. They will be responsible for inspecting and reporting on Weidner’s commercial properties, assisting in budget development, vendor selection and contracting, and overseeing consistent delivery of repairs and maintenance to provide excellent customer service that supports company standards.
Job Responsibilities & Duties
Responsible for recurring, regular property inspections of all properties under commercial management
Monitor preventative maintenance schedules, perform limited maintenance tasks as required, such as tightening door hardware, replacing acoustical ceiling tile, replacing lightbulbs in the common area and cleaning up small debris when time allows. Engage third party vendors as needed.
Inspect all exterior house systems, equipment and supplies, monitor status to assure proper operation. Includes regular monitoring of parking field wear (asphalt, striping, curbs and storm water), landscaping, roofing, lighting, signage, etc. Property tours should include a full building and property walk-around, inspection of refuse enclosures, utility vaults, grease interceptors and roof.
Monitor day porter activities to ensure adequate commercial operations
Available for and respond to after-hours emergency maintenance calls.
Respond to and investigate alarm situations; perform manual resets or facilitate repairs when feasible
Prepare a field inspection report following each site visit, submit to Commercial Team
Willing to travel
Setting up vendor contracts and following up with vendors
Overseeing overall preventative maintenance
Must possess high school diploma or GED equivalency
Must possess a valid driver’s license with a record that meets insurance carrier standards.
Occasionally handles loads up to 50 pounds in weight
Experience with Gray Shell and White Shell construction on development projects. Able to oversee Tenant Improvement process
Experience with energy management systems
Proficiency in Microsoft Office (Word, Excel, PowerPoint)
HVAC certification is preferred
Must be able to negotiate building access ladders/roof hatches for inspection of building roof systems.
May be required to work long hours in the event of an emergency
Must be a self-starter and able to work independently
