This position is responsible for leadership, supervision, and administrative oversight of the operations of all college facilities, including custodial, shipping and receiving, grounds, construction, maintenance, electrical, heating and cooling and other trades.
Duties and Responsibilities:
Directs and manages the maintenance and repair of buildings, building operations, structures, landscaped grounds, snow and ice removal, roads, custodial and other campus elements in compliance with all local, State and Federal laws and regulations, operating, environmental and safety procedures, and the College’s policies and procedures.
Develops programs to maximize the use of building assets, including space, systems, furniture, fixtures and equipment; makes recommendations in planning, including estimating space requirements, equipment needs and requirements of buildings and grounds maintenance, renovations and contractual services.
Directs the operation of building utilities such as heating, power and light, refrigeration, water and waste disposal. Directs the maintenance of all mechanical equipment such as pumps, elevators and other utility equipment.
Directs alterations to existing facilities including assistance with design preparations, cost estimates and inspection of work in progress.
Provides leadership in seeking funding for capital projects and coordinating a multi-year Deferred Maintenance program, including energy conservation and continued progress toward meeting the College’s sustainability goals.
Works with contract design professionals and other consultants to develop design and construction documentation for outside contractors; identifies requirements for facilities-related plans, surveys, and estimates and maintains records, as required.
Communicates with the College administration on issues involving costs, service levels, standards, employee complaints and suggestions. Maintains comprehensive, regular contact with all College organizational elements concerning facilities support and security requirements and monitors the relative satisfaction of same; ensures good working relations between Facilities Management and all other College personnel, faculty and administrative offices.
Performs administrative functions such as scheduling, control of work flow, purchase of supplies and maintenance of inventories, assists with budget preparations.
Identifies and communicates facility goals and objectives; prepares implements and updates operating policies; prepares procedures needed to support policy implementations.
Develops, prioritizes and manages the Facilities Management budget; monitors funds and tracks expenditures in accordance with established policies and procedures.
Responsibilities include interviewing, hiring and training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Bachelor’s degree required, Master’s degree preferred with academic training in engineering, architecture, construction management or closely allied field and six years of related experience.
At least three of the six years must have been in a significant managerial capacity involving supervision of functions similar to those described above. Experience in collective bargaining environment and the public sector helpful.
Working knowledge of the functions of all building systems and any relationship that exists between them; federal and state requirements, OSHA, ADA and right to know; and an ability to develop budgets.
Licensed or certified in one of the “trades”, preferred: Electrical, Plumbing, HVAC and Construction.
Knowledge of technical operations, subcontracting and labor relations, including Americans with Disabilities Act compliance.
Knowledge of Right to Know compliances, which includes identifying storage, handling and disposal of listed materials. Includes the dissemination of Material Safety Data Sheets to appropriate personnel as well as keeping the MSDS website current and all college personnel aware.
Must have the ability to run various software and websites to analyze data for the college.
Successful experience interacting with a culturally diverse faculty and staff.
Non Unit Professional, full-time state funded with benefits
Hours: 37.5 hours a week, Monday – Friday 8:00 AM – 4:30 PM
Salary: $90,000.00 - $105,000.00
