Hotel Owner Rep – Engineer Project Manager. Engineering and/or Architecture background a MUST.
THE PROPERTY: The citizenM hotel group (www.citizenM.com) is building a new 400 room, 23 story hotel currently under construction and planning to open soon. The property is located in downtown Manhattan on Bowery Street.
DESCRIPTION: The Property Maintenance Project Manager is to oversee and handle the Defect Notification Protocol, which includes communicating on a regular basis with the following stakeholders:
On-site property Maintenance Representative The Operation Representative The Project Team representatives, The General Contractor and the Acceptance Team.
This is a nine-month project for 20 hours per week for the first 3 months, then 40 hours per week for the next 3 months, then 20 hours a week for the remaining 3 months.
If the candidate chosen is highly successful they may be offered a full-time permanent position as the maintenance and facilities project manager for the property.
REQUIREMENTS: Handle and oversee the Defect Notification Protocol; handle and oversee the training and familiarization program of the Maintenance representatives along with the General Contractor and Subcontractors.
Together with Facility USA coordinate and oversee the Maintenance Contracts put in place upon TCO;
Collaborate with the Acceptance team and the Project team to check the content of the Handover Documentations (Operation & Maintenance Manual) filed and received from the General Contractor.
Report on a bi-weekly basis to the Director of Property Management or his / her representatives; submit a daily list of issues to the contractor based on the GSG (Guest Satisfaction Guaranteed)’s Maintenance Report. The issues become part of either a defect notification or an outstanding punch to be resolved.
Monitor on a daily basis the bedroom status on Itesso (cloud Property Management System) and compare the status to GSG, making sure both systems are in sync.
Conduct regular walkthroughs of the building (including plants and MEP - Mechanical, Electrical, Plumbing) and actively monitor the quality of the end product and raise Defect Notifications where necessary.
Minimum 5 years experience in maintenance or quality control of construction (in-house) and MEP; experience in hotel openings is a plus; excellent editorial and administrative skills; team player and positive attitude; and flexibility to travel.
