Performs daily building rounds to include: inspection of all essential equipment (boilers & HVAC) to guarantee that they are operating properly, visual assessment of the cleanliness of the interiors & exteriors of all of BFS’ buildings and ensure the day’s events are setup in a timely manner.
Oversee preventive maintenance program to maintain all of BFS’ facilities in good repair.
Responsible for operation of mechanical, electrical, plumbing and HVAC equipment in all BFS’ facilities.
Manage the HVAC BMS systems for all BFS buildings.
Oversight of all outside vendors service contracts and preventative maintenance plans.
Manage all current systems and structures to establish work priorities in order to address all maintenance, repair and event needs.
Assists Director of Facilities in developing, executing and improving all safety procedures.
Instruct all maintenance employees on safety & security awareness and accident prevention to ensure a safe work environment.
In the absence of the Director of Facilities, the Director of Maintenance reports to the Assistant Head of School or Head of School on all matters that require immediate attention.
Assist the Director of Facilities in determining and management of capital improvement projects.
Assist the Director of Facility in creating new procedures to improve the Facilities Department’s short and long term workflows.
Assist Director of Facilities in obtaining vendor proposals. Makes recommendations and obtain required approvals prior to work being performed.
In conjunction with the Director of Facilities create training programs for the entire maintenance & janitorial staff to enhance their current skills as well as learn new skills.
Assist Director of Facilities in the preparation of both the Capital Construction & Operating department budget.
Knowledges, Skills & Abilities Required:
Associate Degree or High School Diploma required; Bachelor Degree in Engineering, Facilities or Construction preferred.
Minimum 5 years facilities experience including extensive knowledge of electrical, HVAC, BMS systems and Low Pressure Boiler Operation. NYCFD Refrigeration License (Q01) a must.
Certificates, Licenses, Registrations:
NYCFD Refrigeration License (Q01) - Required.
Must be able to obtain the following NYFD Certificate of Fitness within 90 days of employment: S-95 (Supervision of Fire Alarm Systems); S-12 (Sprinkler Systems); S-13 (Standpipe Systems); F-01 (Fire Guard); D-20 (Fire & Emergency Drill Conductor;
Excellent oral & written communication, Bilingual skills a plus.
Ability to communicate effectively with all School constituencies including faculty & staff, students and parents.
Working knowledge of Building Management System, Word & Excel or similar software.
Demonstrate efficient time management & the ability to prioritize workload
Possess the open and collaborative style characteristic of a team player
Participate as an active member of the Crisis Management Team (Security and/or Safety Teams)
Must be available as a first respondent for any issues or situations (both emergency and non-emergency), that may arise outside of normal business hours.
