The Engineering Operations Director will be the internal expert, department leader, and go-to problem solver for all technical and engineering services for the infrastructure, HVAC, and critical systems needs for a portfolio of assets. Along with having technical expertise, the Director will also need to be an adept leader and manager who can work well up, down, and laterally within the organization while also managing external relationships with vendors, contractors, and consultants. We are seeking two Engineering Directors to be part of the NY team.
Oversee the technical operations and engineering for Tishman Speyer’s New York property including the buildings’ HVAC, electrical distribution, plumbing, building envelope, elevators, environmental, fire and life safety, and energy conservation systems.
Recruit, train, supervise and mentor the center’s Local 94 operating chiefs and engineers. Oversee the performance and development of the engineering teams to ensure proper skill sets are aligned with specific facility needs. Ensure that your staff is appropriately tested and trained on all technical, regulatory and safety aspects of their job
Responsible for all labor management aspects including time and attendance, PTO accounting, workers comp, union negotiations and disciplinary actions.
Develop a system of standard operating procedures (SOP’s) and emergency operating procedures (EOP’s) to be followed by the engineering staff and periodically audited
Develop, manage and maintain operational reports for facilities under your control
Collaborate all activities with the other regional Directors
Report in and service the needs of the individual property managers to ensure the highest standard of service and most efficient operation of their property.
Ensure that the SOP’s and EOP’s developed are in alignment with the rest of the NY region’s properties.
Review construction documents and specifications for new projects and major renovations and provide input on operational issues to the Design and Construction team as needed.
Oversee M.E.P. space repositioning and plan review for new developments, renovation projects and capital improvement projects.
Provide support for master planning, utilities, mechanical and electrical design criteria, vertical transportation and environmental issues.
Troubleshoot critical issues that arise within the portfolio.
Analyze and report on the energy consumed by all properties.
Develop, review and approve the annual capital and R&M budgets and re-forecast as requested.
Oversee all 3rd party service providers and vendors, including negotiating the scope of service contracts, implementing SOP’s across all regions, ensuring compliance with company policies and standards.
Manage the contractor bidding process (creating RFP’s, overseeing prequalification and contractor selection).
Provide leadership and create a work culture with the engineering team to identify opportunities for strategic and creative improvements.
Manage programs aimed to ensure safety and compliance with national, state and local codes and regulations.
The Director may need to take on responsibility for additional properties or help out with other properties.
This position is operational, so its required to carry a smartphone and be available 24x7
There will be other duties this position is responsible for as required by management
What we look for:
5+ years of pertinent engineering and/or operations experience.
Strong understanding of Class A Office, Mixed Use and Residential buildings, with a demonstrated track record in large scale and complex projects, timely project delivery, cost control and customer satisfaction.
Extensive engineering background in commercial real estate operations or facilities management with expertise in the operation and maintenance of M.E.P., fire/life safety systems and integrated building automation systems.
Strong interpersonal and supervisory skills. Must be well versed in labor relations and other HR interaction
Experience in managing and leading on-site teams as well as remote team members.
Demonstrated success in a fast-paced and flexible environment and the ability to work effectively with senior executives to building maintenance technicians in the organization.
4-year engineering (Mechanical or Electrical) degree preferred. Will consider working experience in lieu of degree.
