The General Manager is responsible for directing the overall management, direction and coordination of all center operations, including employee, tenant and community relations; and for ensuring corporate operations objectives are met or exceeded for NOI growth and rent collection with quality results that consistently preserve and enhance the profitability and value of the center, in accordance with the business plan and standard operating procedures. The General Manager achieves these objectives through effective leadership of an exceptional team of key supervisors in operations, marketing, specialty leasing and common area operations including third party contractors. Performance factors include, but are not limited to, planning and organizing, exercising good judgment when utilizing corporate resources, innovation, productivity, and leadership.
Full financial responsibility; budgeting, reforecasting, improving net income beyond approved budget.
Collect all billed rents in full and on time.
Ensure effective cost control and profitability for the center. Identify problem areas and proactively improve performance. Recommends annual operating budgets and executes plan within guidelines.
Maintains communications with tenants to improve performance. Promotes effective business relationship to convey corporate operational policies.
Ensures compliance with operating requirements, hours of operation and use clause. Has good working knowledge of lease requirements.
Hire, train, and supervise center personnel. Sets goals and evaluates performance. Ensures compliance with corporate personnel policies and applicable laws.
Manages safety committee. Ensures compliance with OSHA. Monitors crime statistics. Ensures compliance with applicable government regulations. Takes corrective action, as needed.
Contracts with outside vendors; prepares scope statement and obtains bids. Executes purchase orders and contracts for contractors. Monitors contractor’s performance and ensures timely completion of project. Processes payables. Completes other periodic reports in a timely, professional manner.
Evaluates for property needs and recommends improvements as required. Executes approved projects in a timely manner – ensures scope accuracy and compliance.
Oversees the condition and maintenance programs of key asset systems, HVAC equipment, electrical equipment, and property vehicles.
Monitors on-site tenant construction for compliance with approved plans. Works proactively with others to ensure minimal revenue loss from commencement dates.
Oversees the management of the marketing program. Programs are consistently innovative, targeted and effective; budget well prepared and executed; graphic quality and consistency maintained.
Maintains positive relationship with local Has good working knowledge of political and regulatory changes that may impact center operations. Takes corrective action and informs others, as required.
Effectiveness in using oral and written communication and keeping employees, merchants, regional and corporate management informed.
Ability to provide work well with the team at the mall.
Other duties as assigned
A college degree or equivalent in business management or related field.
Minimum five years’ experience in retail property management, preferably in regional malls.
Some experience in construction, tenant coordination and capital improvements preferred.
Proficient in Microsoft Office Suite (Excel, Word, etc.)
Experience with Yardi is preferred.
Proficiency in a Windows environment
