This opportunity is with a niche high-end developer with properties in Lincoln Park, Avondale and Logan Square. The Property Manager is accountable to protect, maintain and enhance the value of the company's multiple commercial and one small residential real estate assets in order to maximize the owner's financial return and for the benefit of the tenants and community. This is accomplished by direction and coordination of Development’s operational activities and leasing. This incumbent represents the property owner to both the tenants and the public, is assisted by a Facilities Manager and reports to the VP – Real Estate Development.
§ On assigned properties, act as the company's primary coordinator to ensure that the company’s efforts fully meet and exceed contractual property management obligations. Direct the day-to-day activities risk management, safety/security, maintenance, landscaping, snow removal, and other operations /or special projects.
§ With the VP-R/E, conceive leasing strategies and, in conjunction with the Department’s Accounting Manager, develop operating income/expense budgets and capital budgets that reflect the owner's objectives for operating each property and cash flow requirements. Further accountability includes administration of budgets, operational review and analysis of corrective action needed. Recommend and implement programs that contribute to assets’ profitability.
§ Administer leases on each project including promptly synopsizing new leases, reviewing all tenant billings, analyzing lease clauses, preparation of vacancy reports, enforcing tenant compliance and performing landlord obligations. Identify leasing prospects and respond to routine leasing inquiries. Interface with leasing representatives/brokers and ensure spaces are leased/re-leased promptly.
§ Keep accurate records of current conditions including roof, HVAC, utilities and special circumstances.
§ Maintain complete and accurate property files and records, according to Department systems, with an emphasis on documentation for future reference. Provide prompt, detailed and accurate general status reports on all properties assigned.
§ With the Accounting Manager, coordinate collection and documentation of all revenues following lease obligations of tenants and the owner's policy on accounts receivable.
§ Engage, contract, supervise and approve invoices for all goods/services required to maintain the properties. Develop a network of emergency services and be available/on-call for emergencies and weekend coverage, as required. Develop specifications and continually evaluate service needs and performance in all areas of maintenance and management. Forecast and manage replacement of major capital expense items, including HVAC system, roof systems, parking lot surfaces, etc. if necessary.
§ Manage tenant relations and coordinate requests for repairs and maintenance, understanding of rent charges, lease issues and other tenant concerns.

§ Min. of 10 years’ experience in commercial property management.
§ EDUCATION/CERTIFICATION: Bachelor’s Degree (or the equivalent combination of education and field experience will also be considered).
§ CPM, CSM or RPA certifications highly desirable.
§ Proficient with MS Office suite. Sage Property Management module familiarity helpful.
§ Ability to communicate effectively (verbally and in writing), and work productively with clients, owners, project professionals, field and office staff.

This position has on-call components, but is otherwise Mo-Th 8a-5p and Fr 7:30a-3p.
