The Controls Technician is responsible for the repair, maintenance, and operational management of the campus HVAC systems and associated controls including the BAS (Building Automation System). This position requires knowledge associated with HVAC systems including DX systems, hydronic systems and components, fans and fan motors, pumps and pump motors, electronic and pneumatic controls and associated safety, overcurrent and other equipment protection devices. The successful candidate will be hired into either a Controls Technician I or a Controls Technician II position based on qualifications and experience.
Job Duties for Controls Technician I and II: • Troubleshoot, maintain, inspect, modify and repair heating,ventilation, air conditioning and refrigeration systems and equipment including DX and hydronic systems and components, fans and fan motors, pumps and pump motors, electric controls and associated safety, overcurrent and other equipment protection devices. • Implement the campus Building Automation System (BAS) and HVAC controls to maximize occupant comfort and system efficiency and minimize energy consumption. Includes: - Modifying control system software, including operator interface graphics and logi - Write, debug, code, analyze and enhance programs including PID loop tuning to balance energy management with comfort control - Developing reports, trends, etc. - Monitoring building and equipment alarms and responding accordingly • Commission, calibrate, and test all temperature control components within a building's temperature control system to maintain optimal system performance and energy efficiency including: - Install, troubleshoot and repair all field devices of the direct digital control (DDC) systems within a building including microprocessor based controllers, relays, sensors, thermostats, actuators and all related wiring. - Inspect, adjust, calibrate, install and replace pneumatic thermostats and system controllers. Troubleshoot and repair pneumatic controlled mechanical equipment (i.e., zone damper motors, valve actuators, etc.) • Operate multi-meters, amp probes, pneumatic test gauges, air velocity meters and air/water flow balancing equipment in conjunction with above. • Provide support for projects including performing outages related to projects and attending project walks-thrus. • Utilize CMMS (TMA) to document work completed. Includes creating work orders and turning in completed work orders with detailed description of actions taken and time associated with job. • Perform other duties as required.
Additional job duties for a Control Technician II include: • Apply fundamentals of basic general wiring in selection of wire size, insulation and number of conductors for safe supply of required voltage and amperage. Pull wire and terminate devices. • Provide support for projects including reviewing project documents, performing outages related to projects, reviewing control sequence of operation to be incorporated into design plans, performing quality assurance inspections and attending project walks-thrus. • Complete small controls projects including procuring parts, pulling wire, installing associated equipment (sensors, valves, controllers, etc.), and performing equipment start-up and final commissioning. • Coordinate and prioritize tasks for BAS contractors including warranty items, corrective maintenance issues and retro-commissioning (RCx) activities. • Provide BAS and controls training to peers as needed.
Experience Required for Controls Technician I: • Four years commercial/institutional experience in the operation, maintenance, inspection, installation and modification of heating, ventilation and air conditioning (HVAC) systems, controls and associated components OR two year technical degree from a qualified technical or trade school with emphasis in HVAC along with 2 years commercial/institutional experience.
Experience Required for Controls Technician II: • Six years commercial/institutional experience in the operation, maintenance, inspection, installation and modification of heating, ventilation and air conditioning (HVAC) systems, controls and associated components OR two year technical degree from a qualified technical or trade school with emphasis in HVAC along with 4 years commercial/institutional experience.
Minimum Qualifications for Controls Technician I and II: • High School Diploma or equivalent with strong math and shop background. • Thorough working knowledge of heating, ventilation and air conditioning (HVAC) systems and associated pneumatic, electronic and other programmable logic controls. • Working knowledge of electrical, oil, gas, steam, and condensate systems and associated equipment. • Thorough working knowledge of methods, materials, tools and equipment used in the HVAC trade as well as applicable federal, state and local health and safety code requirements. • Familiarity with standard industry safety procedures related to the operation of mechanical and electrical equipment, use of tools and equipment, personal protective equipment, etc. • Ability to interpret engineering drawings and specifications to determine layout for mechanical systems. • Ability to understand oral and written instructions and procedures. • Computer literacy. • Ability to work independently and as a team member; take initiative; use good judgment; and communicate effectively. • Strong customer-focus and time management skills. • Commitment to diversity and inclusiveness. • A valid driver's license and the ability to drive University vehicles.
Preferred Qualifications for Controls Technician I and II: • Two year technical degree from a qualified technical or trade school with emphasis in HVAC or electronics.. • Experience utilizing Building Automation Systems (BAS) such as Johnson Control (JCI) and Automated Logic (ALC). • Experience utilizing Energy Management Systems (EMS) such as Analytika to troubleshoot system issues and optimize energy efficiency. • EPA Refrigerant Recovery Certification • Knowledge of absorbers, chillers and cooling towers.
Physical Demands: • Lift and carry up to 75 lbs unassisted. • Move around work sites including climb ladders, stairs and scaffolds; enter and exit trenches, crawl spaces and confined areas; work on scaffolds, elevated walkways, roofs and elevated areas. • Use proper safety equipment for ears, head, eyes, feet, hands and body protection. • Work indoors and outdoors. There is daily exposure to dust, dirt, weather, and temperature changes. • This position is classified as part of essential services - report to work even if campus has a delayed opening, early closing, or is closed, unless instructed otherwise by Facilities Supervisor or when there are concerns related to personal safety.
