WORK HOURS: 1:00-9:30 p.m. Monday through Friday. Work hours may be earlier during summer and holiday breaks.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Will assist FM in launching and pre-loading data for new CMMS program which will coordinate preventative maintenance tasks, inventory and space use. Once CMMS is in place AFM will oversee and maintain it.
Will assist FM and Associate Head, F&A in programming of emergency drills and logging their dates.
Assists in managing external custodial vendor; verifies service meets school’s expectations; provides onsite presence during cleaning hours, and communicates Marlborough’s needs to district manager and onsite manager.
Oversees automated building controls system (Sunbelt) for HVAC. Responds to trouble calls and coordinates service and repair with outside HVAC vendor. (Marlborough to provide specific training)
Performs weekly inspections of the physical plant and grounds to check for new items needing repair, additional maintenance, pest control, equipment/safety, garage cleanliness; anticipates upcoming needs before issues occur.
Supervises services necessary to support curricular, extracurricular, special events, campus rentals, and evening events occurring after the regular school day.
Responds to maintenance calls and service requests during work hours.
On call when out of office, seven days a week, to respond to any security and alarm system calls, as necessary.
Serves along with FM as liaison to contracted security seams both on campus and in neighborhood.
Assists FM in ensuring Marlborough is in compliance with CUP, local, state and federal buildings and ground codes i.e., OSHA and EPA.
Oversees any outside vendors on campus performing work during work hours.
Is responsible for fire alarm and burglar alarm maintenance and handling any issues that might arise.
Establishes or adjusts work procedures to meet scheduled work requirements.
Analyzes and resolves work problems, or assists workers in solving work problems.
All other duties as assigned.

EQUIPMENT USAGE SKILLS: Ability to use simple and complex tools and machines, such as power tools, sand cleaners, etc.
PHYSICAL DEMANDS: Ability to lift and carry 50 pounds, stoop, kneel, crouch, crawl, and stand for long periods of time. While performing the duties of this job, the employee is regularly required to talk and hear. The employee is required to stand, walk, sit, climb, use hands to handle objects or controls, and reach with hands and arms. Employee must be able to respond to emergency situations. Specific vision abilities required include close vision, distance vision, peripheral vision, and ability to adjust focus. TECHNOLOGY SKILLS: Ability to use computer technology to input, write reports and create spreadsheets, compose letters, send e-mail and maintain facility records. Proficient at using the Internet, Google Mail/Drive, Word and Excel software and
comfortable with technology in general. Must be able to read, understand and interpret blue prints, wire diagrams and schematics both digital and traditional.
DRIVERS’ LICENSE: Must have valid California Driver’s license and obtain clearance to drive school vehicles.
WORK ENVIRONMENT: The work environment characteristics described here are representative of those an Assistant Facilities Manager encounters while performing the essential functions of the job. The noise level in the work environment varies from quiet to moderate to noisy.
