Ensures that properties are maintained to the high standards established by HRE, for all physical aspects of buildings, systems, and grounds to include picking up of trash.
Monitors buildings to ensure that all systems are maintained in good working order: mechanical systems and equipment, heating, plumbing, electrical, fire protection, fixtures, carpentry, doors, locks and windows. Must be able to identify, diagnose, and resolve technical issues.
Responsible for the completion and inputting of all assigned work requests, maintenance projects, and various assigned tasks.
Participates in performing building inspections with a focus on related building issues and ensure preventative maintenance measures are being implemented. Coordinates inspections to ensure compliance with codes, environmental requirements, and safety regulations.
Oversees the completion of repairs to systems and equipment including, but not limited to: mechanical, electrical, heating, plumbing, carpentry components and appliances by coordinating and managing the work of outside contractors or internal University resources. This includes ensuring that contractual requirements are being met.
This position is classified as "critical personnel." All critical personnel are expected to be on site during emergency situations, including but not limited to snow storms and other severe weather, in order to ensure the safety of the buildings, building occupants, and the general public.
Works closely with Property Manager and the rest of the building team to effectively communicate building issues.
Overtime is required as needed. As part of the OT requirement, this position may be required to work at other HRE properties and will be part of the rotating 24/7 On Call weekly rotation for POA's. When On-Call the hours of work are 8:30am to 5pm. A POA when On-Call, must be able to respond on-site within an hour one hour when the situation requires their presence.
HRE provides and requires that all POA staff be in the approved uniform.
May be required to perform other duties as necessary.
Reports to Property Manager. Works as part of a team with the Property Manager and Property Administrator to ensure a high standard of building maintenance and operation of all building systems, (such as HVAC, MEP, and life safety systems), for a portfolio of commercial and or office buildings.

High School diploma or equivalent, with a technical certification or a minimum of 3 + years relevant work experience in facilities required. Must have demonstrated experience in building operations, construction, maintenance, or facilities management. Broad knowledge of HVAC, plumbing, electrical and carpentry systems required. Must have or be able to obtain a valid Massachusetts driver's license.
Physical Requirements: Must be able to perform all duties in a facilities environment that includes exposure to loud noises, temperature extremes, inclement weather conditions, airborne particles, vibration, hazardous materials, stairs, ladders, confined spaces, etc.; requires stooping, bending, climbing, reaching, lifting, and carrying; working from ladders, scaffolds, high-lifts, and in confined spaces; and lifting and carrying objects weighing up to 65 pounds. Required to wear personal protective equipment and clothing when appropriate.

Experience managing vendor/contract relationships preferred. A high degree of professionalism and the ability to work independently as well as effectively with others is required in this position. Must be detail oriented and have a good safety record, and the ability to take and follow directions intelligently. Must be able to handle multiple tasks and prioritize one's own work. An ongoing willingness to acquire new skills and utilize technology to streamline processes and problem solve is essential. As a high degree of customer service is a top priority at HRE, a proven track record of exceptional tenant satisfaction is required. An ability to interact diplomatically with faculty, staff, and students is also essential. Strong references relating to good interpersonal and problem-solving skills will also be required. Must be physically fit, professionally groomed, and alert at all times.
