Under the direction of the Senior Manager for Custodial and Building Maintenance, the Building Lead Mechanic is responsible for maintaining Pratt buildings, zones and facilities in a safe and appropriate manner. The Lead Mechanic will schedule and coordinate the work of multiple trades in a collaborative environment of higher education.
Perform maintenance and minor repairs to Pratt buildings, zones and facilities.
Perform preventive and predictive maintenance to buildings, zones and facilities.
Conduct routine inspections of facilities, including interior and exterior building structure, windows, doors, lighting, ceiling, fire equipment, boilers and all systems and components.
Schedule and perform routine maintenance and minor repairs to building and facilities including: o Carpentry and painting.
Snow and ice removal.
Respond to work orders.
Coordinate licensed inspections as required.
Coordinate major maintenance and repairs as required to mechanical systems; HVAC, boiler and generators.
Assist the Senior Manager for Custodial and Building Maintenance with administrative duties related to building maintenance, including preparation of preventive and predictive maintenance schedules; inventory control of equipment and supplies, and ordering replacement equipment and supplies; risk management; daily maintenance and operations in zones with Handyperson, Custodian and Utility Porter; on-going building operation; and maintaining daily logs and other records of work in buildings.
Perform other related duties as necessary.
This is a Local 311 Full-Time Maintenance position
Education: High School Diploma or equivalency required; Associate degree preferred.
Experience: Must have at least three years' experience in maintenance and repair of facilities and experience or combination in any two trades (i.e. electrical, carpentry, HVAC, plumbing or painting).
Knowledge, Skills and License: The incumbent must have proficient knowledge in the following areas:
building construction and maintenance procedures; HVAC, electrical and mechanical systems
workplace safety requirements and procedures
relevant FDNY Certificates of Fitness
Ability to operate required equipment and tools in a safe and responsible manner
Ability to deal with public in a positive, courteous and respectful manner
Must have the ability to work well with diverse populations; and demonstrated level of cultural competence
