Summary: Working under general supervision, assists or performs general and preventive maintenance service as directed to ensure proper operation of campus facilities operations and services.
Electrical: performs repairs to electrical systems, outlets and cords; performs or assists with installation of motors and belts as needed; perform or assists with responses to all electrical requests as needed; performs or assists with preventive maintenance on electrical equipment as scheduled.
Plumbing: stops overflowing and clogged toilets; unstops showers and sinks; assists with or performs repairs to valves, gaskets and lines (this includes but is not limited to water, sewer, steam and condensate lines); performs or assists with responses to all requests for plumbing service as directed; performs or assists with preventive maintenance on plumbing equipment as scheduled.
HVAC: performs or assists with repairs to all types of industrial HVAC equipment; performs or assists with repairs on window units; assists with monitoring HVAC chemical equipment; under minimal supervision, changes filters and fan belts; opens HVAC drains; performs or assists with responses to all requests for HVAC; performs or assists with preventive maintenance on HVAC equipment as scheduled.
Carpentry: performs or assists with carpentry repairs on doors, door hardware, windows, storm window fabrication, walls, shelving, and other carpentry repairs as needed.
Painting: performs or assists with patching, caulking, priming, staining and painting ceilings, walls, doors, windows and other items as needed.
Contributes to solving problems associated with equipment operation and maintenance.
Is considered an essential employee as designated in the Facilities Management Severe Weather
Is subject to recall after hours in the event of campus emergencies, disasters or other special needs as directed by management.
Reports all matters of safety to the appropriate Supervisor and to the Safety Director if necessary.
Follows all University and departmental policies and procedures.
Required Education, Knowledge, Skills, Ability
High school diploma plus specialized training with five to ten years related experience, or equivalent combination of education and experience
Knowledge of and proven skills in the preventive maintenance, repair, and installation of building systems as needed. These systems include, but are not limited to HVAC, plumbing, electrical, carpentry, and building interiors. Specialization in specific areas may be required.
Should be able to meet requirements of the University's automobile insurance.
Ability to effectively communicate in English with students, faculty, and staff.
Ability to read, understand and abide by all safety policies and procedures.
Ability to effectively utilize computer software and systems to communicate, monitor, interface, and troubleshoot systems as required.
Experience with or capable of understanding automated control systems.
Contribute to solving problems associated with equipment operation and maintenance.
