A Property Management Company has an immediate opening for a Maintenance Supervisor for a residential development in Grand Rapids, MI. The Maintenance Supervisor is responsible for properly maintaining all building systems including HVAC, electrical plumbing, basic building maintenance and light construction and building cleanliness. Under the direction of the Property Manager, the Maintenance Supervisor oversees the preventative maintenance programs and schedules all routine, emergency and preventative maintenance. The Maintenance Supervisor will oversee, supervise, schedule and train maintenance and janitorial staff.
JOB FUNCTIONS include, but are not limited to, the following.
Prioritizes work orders and establishes daily work and emergency maintenance schedules for maintenance staff.
Evaluates and monitors completion of work orders and resident satisfaction.
Implements, oversees, monitors and trains staff in proper use of equipment, safety procedures, safety equipment in accordance to all relevant standards.
Participates in unit inspections and inspects all building interior and exterior areas.
Troubleshoots and make necessary repairs for appliances, heating, cooling, and electrical problems and light construction.
Available to be on-call for emergency work orders.
High school education or equivalent. College a plus.
3-5 years maintenance and 3 years supervisory experience.
Well organized and able to work well independently.
Able to work with lawn machinery and power tools.
Provide own hand tools.
Working knowledge of electricity, plumbing, carpentry, painting and refurbishing.
Possess and maintain good safety habits.
Personable and trustworthy.
Experience working on HVAC system and various appliances.
Able to lift 50 pounds, stand for prolonged periods, bend, stoop, work from elevated levels and work in confined spaces as necessary.
Certificate of Training completed preferred.
Strong problem solving abilities.
Vehicle, insurance, and good driving record.
