The Senior Commercial Property Manager oversees and manages all aspects of our downtown Portland commercial building portfolio, including operations and financial activities, supervision of maintenance team, nurturing strong relationships with tenants and vendors, and fiduciary responsibility. The Senior Property Manager ensures the portfolio is operating in accordance with the owner’s goals and objectives.
The successful candidate will be able to demonstrate core competencies in the following areas:
Act as liaison between property level personnel and senior management.
Overall responsibility to ensure compliance with tenant leases, regulatory items, and management contract.
Establish and maintain strong and positive relationships with tenants, vendors, and contractors.
Prepare annual budget and tenant reconciliations for review and approval by ownership.
Prepare monthly and quarterly ownership reports. Understand the portfolio’s financial performance relative to owner’s goals and objectives.
Approve purchase orders and invoices.
Oversee collection of rent and payment of expenses.
Complete regular inspections of properties, recommend alterations and/or maintenance and oversee work as necessary.
Work closely with on-site engineering, administrative, and maintenance teams.
Competitively bid and oversee operational and tenant improvement contracts and services.
Work with vendors and/or project management team to oversee tenant improvement construction and capital expenditure projects.
Update job knowledge by communicating with industry peers; make suggestions to ownership as needed.
The successful candidate will possess the following:
7+ years’ real estate/property management experience
Construction management experience preferred
Bachelor’s degree preferred or equivalent work experience is required
Experience managing team of multiple employees
CPM or RPA preferred
Experience with Microsoft Office Suite
Demonstrated experience with Yardi preferred
Firm understanding of financial reports, including variance of actual vs. budget numbers
Proven understanding of lease agreements and leasing terms
Understanding of building systems (mechanical, electrical, plumbing)
Team player with attention to detail yet able to work independently
High degree of professional customer service to both internal and external parties
Excellent communication and interpersonal skills
Organized; follows through to meet commitments and deadlines
