The College of New Jersey is currently seeking an accomplished and experienced full-time Assistant Supervisor of Building Repairs for its HVAC Shop. The HVAC Shop is part of the Department of Facilities and Administrative Services, a large operational service organization that provides a broad array of services to the campus community.
Under the direction of the Director of Energy and Central Utilities, the Assistant Supervisor of Building Repairs organizes and supervises the HVAC repair activities on campus.
Supervises and coordinates the work activities of the work group consisting of Mechanical Equipment Specialists, a Plumber, and a Repairer.
Dispatches work group to assure for the timely completion of work requests; supervises the performance of their work.
Conducts quality assurance inspections; develops effective work methods that are efficient and cost effective.
Plans for and schedules long-term HVAC-related initiatives.
Prepares, reports and records of personnel, equipment, materials, supplies, time and work completed.
Evaluates employee performance and conduct. Maintains personnel records including time sheets and performance evaluations.
Requisitions, stores and safeguards equipment, materials and supplies.
Manages the HVAC budget and assigned fiscal year projects.
This position is a New Jersey Civil Service position with the state title Assistant Supervisor of Building Repairs. It is included for membership in the Communication Workers of America (CWA) bargaining unit. The starting salary for this position is $51,529.96, range P21, step 1. Permanent appointment to this position is contingent upon the successful completion of a 4-month probationary period to access the ability to perform the essential functions of the position. Under a residency bill signed into law by Governor Chris Christie, any individual hired on, or after September 1, 2011, will be required to establish a principal residence in New Jersey unless their position is exempt. Ability to effectively organize repair and maintenance work and to develop effective work methods for staff implementation, along with the ability to see that emergency repairs are promptly made.
Ability to give written and/or oral directions to the employees engaged in the work of the unit and supervise the performance of their work.
Knowledge of the problems and procedures involved in the inspections, repair and maintenance of HVAC systems, fixtures and fittings.
Knowledge of the tools, equipment, applications and methods used in the maintenance and repair of HVAC systems
Ability to supervise and take the lead in maintenance and repair work.
Ability to read, write, speak, understand, and communicate in English sufficiently to perform duties of this position. American Sign Language or Braille may also be considered as acceptable forms of communication.
Two (2) years of supervisory experience involving the inspection, installation, repair, adjustment and maintenance of heating, ventilation, air conditioning and refrigerant systems and related parts and equipment of said systems including the preparation of cost estimates and shop drawings.
Possess a valid driver's license in good standing issued by the state of residency.
High School Diploma
Four (4) years of experience in work involving the inspection, installation, repair, adjustment and maintenance of heating, ventilation, air conditioning and refrigerant systems and related parts, and equipment of said systems.
Relevant experience within an institutional setting (e. g. college, hospital, school district)
