The Chief Building Technician - Office is an essential role at HPI. This role is responsible for the safe and efficient operation of a downtown Class A 400,000 sf office building, managing a team of building techs, work to maintain the integrity and value of the physical assets, and provide the highest quality of service for satisfactory resolutions of all tenants and owner interests. This specific role will be at 301 Congress, Austin, TX. Priority functions / Accountabilities
Technical • Routine hands-on operations and maintenance work on a variety of facility systems and equipment in an operating critical environment • Analyze energy usage and costs and originates changes to reduce consumption • Create, implement, improve and monitor the preventive maintenance program • Assists in developing/maintaining effective building-specific maintenance and safety procedure enforce compliance. • Perform, and report on, all work according to the safety standards of the company, OSHA and health codes as required. • Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client. • Ability to oversee all building systems including fire/life safety, plumbing, HVAC and electrical issues • Ensure effective management and operation of security systems, video and card access systems • Assists with the development of long-range plans and standards for building maintenance • Assists in developing/maintaining as-built records and understand mechanical and electrical drawings and wiring diagrams
Management • Oversees maintenance of over 400,000 sq ft • Diagnose problems, consider alternative solutions and select and implement the most effective solution without close supervision • Plan, organize, direct, assign, review and evaluate the work of 2 employees • Provides formal assistance such as technical guidance, and/or training to maintenance staff • Help Select, motivate and evaluate staff and provide for their training development • Oversees building services (including 3rd party contractors) for the safe and compliant operation, maintenance (corrective and preventive), and modification of critical equipment. • Manage operational accounts for building and assist in development of operating and capital budgets including estimation of maintenance costs, evaluation of alternatives and monitoring and tracking of expenditures for contract services, maintenance and building capital section • Develop specifications in solicitation and administration of maintenance/repair service contracts • Application of scheduling and project management principles to replacement programs III. Knowledge, Skills, and Abilities Required : • At least 5 years of experience in commercial building operations, maintenance, and engineering and supporting critical facilities operations • Prior experience working with building plans, technical procedures and procedure manuals • Associate's degree (AA) or equivalent from two-year college or technical school in electrical system design, refrigeration and/or HVAC or commiserate experience • Ability to effectively present information • Prior team management experience • HVAC license • EPA 608 Certification • Operating Engineers license (SMA) • OSHA 10 training • Requires knowledge of financial terms and principles to understand operating budgets and conducts basic financial analysis • Ongoing participation in industry organizations highly preferred • MS Office Outlook skills • Prior experience working with commercial property management work order systems • Available for “on call” rotation with other team members • Be able and willing to carry 50 lbs, climb ladders, crawl in confined spaces and work in outdoor climate on a year round basis • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
