This position is responsible for the operations and maintenance for the property at 701-24th Avenue SE, Mpls., which include oversight of 2 employees of a tenant at the property performing first response and triage services, 7 days a week, 24 hours a day; and the operations and maintenance for the Rosemount Research Center (RRC) property, which includes formal supervisory responsibility for the RRC staff. The Facilities Manager serves as the customer’s single point of contact for the daily tactical facilities -related work.
30% – Operational: This position is responsible for the operations and maintenance for the property at 701-24th Avenue SE, Mpls., which include oversight of 2 employees of a tenant at the property performing first response and triage services, 7 days a week, 24 hours a day; and the operations and maintenance for the Rosemount Research Center (RRC) property, which includes formal supervisory responsibility for the RRC staff. The Facilities Manager serves as the customer’s single point of contact for the daily tactical facilities -related work. This includes the following: • Oversees the completion of minor repairs conducted by the two employees of the Murphy Warehouse Company, including: changing HVAC filters, steam traps, minor steam pipe, minor steam heater (and dual fuel curtailment or backup fuel for the boiler), minor sewer unclogging, light bulb and ballast changes (interior and exterior), interior painting, and exterior/grounds services. • Work with Facilities Management representative/s to develop, implement and follow a Preventative Maintenance Plan for the property at 701-24th Avenue SE, Minneapolis. • Ensure University’s computerized maintenance management system (CMMS) is updated as maintenance activities are completed at 701-24th Ave. SE and generate reports as necessary. • Determine when questions arise whether repairs and maintenance are the responsibility of the tenant or the University at 701-24th Ave. SE. For maintenance and repairs that are the responsibility of the University, determine the schedule, priorities and process for their completion. • Complete arrangements for repairs and maintenance and operational services at 701-24th Ave. SE for spaces occupied by University units if such repairs, maintenance, and operational services are not the responsibility of the tenant. • Manage procurement of parts, tools and equipment for University use (but not parts, tools and equipment to be used by on-site Murphy Warehouse Company employees). • Serve as first point of contact for the University for any complaints and/or concerns related to facility issues or units occupying building space at 701-24th Avenue SE, Mpls or the Rosemount Research Center. • Serves as the Key Coordinator for 701-24th Avenue SE, Mpls. • Maintain inventory of tool and small equipment for the RRC. • Ensure preparation of written water system operational program for the RRC, including timing and sources for needed chemicals, routine repairs and inspections, periodic upgrades (repainting water tower), etc. • Work with tenant and UMPD on changes as needed to security services at 701-24th Ave. SE.
30% – Leadership: This position is responsible for the oversight of two employees of Murphy Warehouse Company, the tenant occupying 94% of the building space at 701-24th Avenue SE, Mpls. on the date of acquisition of the property by the University, and direct supervision of the staff at the Rosemount Research Center. The Facilities Manager serves as liaison between the University Real Estate Office and these two entities for all facility-related issues. This includes the following: • Monitor work in process to ensure quality and timeliness of completed work. • Complete routine inspections of common areas and any space occupied by University units where custodial services provided, and provide feedback to appropriate personnel. • Identify areas and processes that need improvement, and implement solutions. • Respond to facility-related emergencies, as needed. • Recommend, as appropriate, process for removal/demolition of vacant buildings when no University use identified • Supervise on-site RRC employees including oversight of time card entry and approval of vacation and sick leave requests, and proposed overtime. • Develop fiscal year work plans for on-site RRC employees. • Serve on the Murphy Management Committee and prepare agendae for meetings. • Serve as the liaison between Real Estate and Facilities Management on all facility-related issues at 701-24th Ave. SE.
25% – Leasing: This position is responsible for assisting the University Real Estate Office Leasing Team with various tasks, including: • Maintain updated list of available (vacant) leased building space. • Ensure tenant is in compliance with use and facility-related provisions of the lease. • Complete inspections and document the condition of the leased premises immediately prior to lease commencement, and condition at the end of the lease, to determine the tenant’s responsibility for any damages exceeding normal wear and tear. • Assist with investigating and resolving University tenant/occupant facility-related issues that cannot be resolved directly with the appropriate Facilities Management unit/landlord by the occupying unit. • Provide oversight or management of leasehold improvement projects, both requested by University occupants in building space leased by the University and non-University entities occupying building space in a University-owned building, including but not limited to a complete definition of project, best process to complete the project, review of multiple estimates for project, as appropriate, and determination/confirmation of funding source. • Other duties as assigned.
15% – Finance/Budget: This position is responsible for fiscal oversight and providing input in the development and management of the budgets for 701-24th Avenue SE, Mpls and the Rosemount Research Center, including: • Reviews and approves, as appropriate, for payment all invoices for utilities, Maintenance, repairs, and operational services • Work with REO administrative staff to develop fiscal year budgets for maintenance and operations of 701-24th Avenue SE, Mpls and the RRC. • Review and approve, as appropriate, proposed capital, maintenance, repair, and facility upgrade projects, as well as tool and equipment purchases.
BA/BS plus at least four years of experience or a combination of related education and work experience to equal eight years.
