Reporting to the Director Planning and Design, the OPM oversees multiple design and construction projects, from programming and design through construction and close out, ranging in size from $50,000 to $35 MM. Projects vary in program type, complexity and size, including renovations and new construction, classrooms, public spaces, laboratories, student housing and many others. The OPM The Owners Project Manager (OPM) will serve as a member of the owners project team and will act as the primary lead on all phases of assigned capital projects, from inception through closeout. Responsible for ensuring the highest level of service.
Position requires strong design, construction and financial management skills in addition to procurement and contract management.
Provide design and construction phase oversight on behalf of the Owner for the entire planning, design, construction, commissioning and closeout process.
The OPM will augment the project managers by providing pre-planning design, construction, engineering and management expertise.
Provide advice and consultation with respect to design, value engineering, scope of work, cost estimating, general contractor and sub-contractor prequalification, scheduling, construction and the selection, negotiation with and oversight of a designer and general contractor.
Monitors expenditures to ensure that the budgeted allocations are not exceeded and that funds are effectively utilized.
Plans, engages, and schedules subcontractors when needed to assist in maintenance, repair and construction requirements, and conducts inspections to assure that work performed meets requirements.
Education: Bachelor's degree in Construction Management, Facilities Management, Architecture, Engineering or equivalent professional discipline preferred.
Experience: Must be a registered professional by the State of New York and possess at least 5 years' of demonstrated experience in the construction and supervision of construction of buildings, or if not registered as a professional has at least 7 years' progressive experience in the construction and supervision of construction of buildings. Related experience, including managing multiple complex projects required. Strong design, construction, and financial management skills required. Experience in procurement and contract management, budget and schedule management required. Must have a proven ability to work in client-service environment. Candidates must have excellent interpersonal, communications, analytic, problem solving, personnel management, presentation skills and time management skills.
Familiarity with NYC Building Codes.
Working knowledge of appropriate plumbing and electrical code regulations, and applicable fire and safety codes, regulations and standards needed.
Must have the ability to work comfortably with spreadsheets and database software.
Familiarity with AIA general conditions and standardized administrative documents.
Ability to read and interpret contract document, technical manuals, diagrams, architectural and engineering plans and specifications used in the building, mechanical and electrical trades.
Must have working knowledge of OSHA/EPA/DEP/FDNY regulations, building codes, construction standards, regulatory agency requirements including environmental and life safety standards. Will need to become familiar with Pratt's Construction Safety Checklist and make sure that all contractors under direct supervision are following all guidelines within.
Demonstrated ability to communicate effectively and work with a wide variety of individuals from diverse backgrounds and perspectives, and demonstrated level of inter-cultural competence.
