Full Time; Career Starting salary: $41.55/Hourly. Salary will increase to $45.83/Hourly upon successful completion of 6 months of satisfactory service.

Under the direction of the Heating Ventilation and Air Conditioning / Energy Management (HVAC / BMS) / Plumbing Sr. Superintendent: perform preventative maintenance, repairs, installation, commissioning, calibration of the Direct Digital Control and equipment including, but not limited to, various types of heating, ventilating, air conditioning, seawater distribution systems, refrigeration, clean labs, fume hoods, kitchen machinery, and automatic controls' systems that are common to all University of California, Santa Cruz (UCSC) buildings. Keep up with rapidly evolving HVAC / R and BMS technology. Request training as required to meet this demand. Modify and create control logic programs for Tridium Distech and Niagra Network products along with other Direct Digital Controllers common to UCSC that meet or exceed building efficiency goals. Support BMS operating servers and various communication protocols. Perform BMS conversions of legacy Honeywell Excel Classic, Excel Plus and Excel 5000 DDC systems. Review construction control drawings and provide full phase commissioning efforts that support Capital and small projects. Project review of BMS controls design and layout. Create and approve file structure and graphic enhancements for outside contractor projects or in house BMS conversions to Tridium. BMS interface for new systems brought into operating BMS Niagara network by contractors. Full phase BMS commissioning with contractors to assure compliance with University standards. Establish and update campus BMS Standards; keep current with evolving technologies. Maintain relationships with ITS to provide secure BMS system network connections and implement new strategies. Partner with BMS PA III to effectively maintain and update AX Servers and all building controllers for reliability and secure network connections to field devices and LAN. Use test equipment and tools common to the HVAC, energy management systems and electrical trades, work from schematics, blueprints, drawings, written and verbal instructions. Document and maintain project drawings and records for campus building management systems. Perform all duties as assigned. Respond to emergency calls after normal working hours. Building management systems consist of Tridium control systems Niagara AX and Energy Supervisor servers, JACE controllers various DDC unitary controllers and Skyspark, Honeywell Delta 1000, S-1500, Excel Classic, Excel Plus and Excel 5000 control systems.
Selected candidate will be required to pass a criminal history background check.
Must possess a valid license to drive in the state of California.
Ability to climb stairs, ladders, work in manholes, or from high places, work in confined spaces, or disadvantaged areas, mechanical rooms and attics.
Ability to work around noisy machinery
Specialized training and experience in HVACR systems analysis, calibration and repair. Tridium Niagara AX programmer certified. Vykon Systems Integrator.
Journey level experience in the installation, maintenance, and repair of building heating, ventilating, air conditioning, refrigeration, (HVACR) equipment and Building Management Systems that control HVACR equipment.
Experience in reading, interpreting and writing programs in RACL and Deltanet Pascal language, using Computer Assisted Engineering (CAE).
Experience in programming EMCO flow Processors and Honeywell Delta panels using Control Interpretive Language (CIL).
Ability to use standard hand tools and power tools, as well as specific instruments and specialty tools such as: velometer, multi-meter, function generator, oscilloscope, ammeter, manometer, tachometer, sling psychrometer, psychrometric chart, hygro-thermometer, and pneumatic signal simulator.
