The Maintenance Technician is responsible for performing any combination of maintenance, repair, and preventative maintenance duties to maintain office, educational, athletic, fine arts, classroom, residential, storage, and industrial facilities and supporting systems, structure and infrastructure in a clean and orderly manner to support sustainable, efficient and safe operations. Duties include working with a wide variety of materials to include electrical, technical, plumbing, sanitary, roofing, structural, flooring, ceiling, concrete, locks, windows, doors, electronics, and interior finishes. Work may be as simple as changing light bulbs to complex troubleshooting of mechanical or electrical system. Other duties include supporting school events and operations at the direction of the Maintenance Supervisor.

Essential Duties and Responsibilities (include, but are not limited to)
Performs routine maintenance and repair activities such as assembling furniture, painting, pressure washing surfaces, replacing ceiling tile, carpentry, plumbing, concrete work, changing light bulbs, changing filters, and cleaning drains on heating, ventilation, and air conditioning systems.
Maintains and repairs electrical systems and components to include 120V, 208V, 220V, and 277V. When necessary, runs new electrical circuits in accordance with National Electrical Code.
Assembles, installs, and repairs wiring, electrical and electronic components, piping systems and plumbing, machinery, and equipment.
Maintains and repairs a variety of Heating, Ventilation, and Air Conditioning Systems to include changing filters, cleaning coils, cleaning drains, troubleshooting malfunctions, replacing thermostats, installing belts, and installing/repairing duct work and supply/return grills. Notifies Maintenance Supervisor when a task is beyond technical capability or requires other personnel or contract support.
Performs routine preventive maintenance to ensure equipment and machines continue to run smoothly, building systems operate efficiently, or the physical condition of buildings does not deteriorate.
Inspects drives, motors, and belts, and checks fluid levels, replaces filters, or performs other maintenance actions following manufacturer manuals to include cleaning and lubricating shafts, bearings, gears and other parts of machinery, pumps and equipment.
Uses tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, screw drivers, sockets, and wrenches, to precision measuring instruments and electrical and electronic testing devices.
Dismantles devices to access and remove defective parts using hand and power tools. Diagnoses technical problems and determines how to correct them, checking blueprints, schematic drawings, repair manuals, and parts catalogs as necessary. When practical, uses manufacturer or technical manuals to analyze, repair and re-assemble equipment and systems.
Monitors building security and safety by performing tasks such as locking doors, turning off lights, and arming alarms after operating hours and checking electrical appliance use to ensure hazards are not created.
Determines and requests supplies and equipment needed for maintenance and repair duties.
Notifies managers concerning the need for major and minor repairs or maintenance to structures, operating systems, tools, or equipment to ensure proper and safe operations.
Records type and cost of maintenance or repair work.
Assists with setting up/tearing down areas for athletic or special events to include retracting goals, installing/removing floor mats, setting up/removing scorers table, setting up/removing tables and chairs, opening/closing bleachers, and cleaning up afterwards.
Keeps storage areas and carts well-stocked, clean, and tidy.
Drives vehicles required to perform or travel to work sites, including cars, trucks, utility carts, and industrial equipment.
Follows procedures for the use of chemical cleaners and power equipment in order to prevent damage to floors, fixtures, equipment, and building components.
Moves heavy furniture, equipment, building components, and supplies, either manually, by using hand trucks, or by using other moving equipment
Removes debris or dirt from sidewalks, driveways, and parking areas using power equipment or manual means.
Assists with traffic control during carpool and special functions.
Observes all safety rules, regulations, policies and procedures of the Facilities Department.
Flexibility is essential. The Maintenance Technician will perform other activities or duties as assigned on an as-needed basis by the Maintenance Supervisor.
Job Qualifications (include, but are not limited to)
Graduation from an accredited trade school or equivalent, or comparable participation in an approved apprentice program and supporting work experience. Fields of Electrical, HVAC or plumbing are highly desirable.
Knowledge of and experience with machines and tools, including their designs, uses, repair, maintenance, and troubleshooting techniques.
Knowledge of and experience with materials, methods, and the tools involved in the construction or repairs of houses, commercial, athletic, educational, or other structures and buildings.
Knowledge of relevant equipment, policies, procedures, and strategies to promote effective local, state, or national security operations for the protection of people, data, property, and institutions.
Ability to measure and cut materials required for repairs.
Ability to troubleshoot equipment or facility malfunctions and determine appropriate repairs needed.
Ability to express self clearly and to follow directions.
Ability to interact effectively and with courtesy with all internal and external constituencies of the School.
Ability to act as a team member and to exhibit initiative to benefit Charlotte Country Day School.
