STATEMENT OF DUTIES: The Director is responsible for the day-to-day operations, management, organization, and direction of all trades, and in the accomplishment of all painting, carpentry, keys and locks installation, and repair, heating, ventilation, air conditioning (HVAC) repair and maintenance, and electric and plumbing maintenance including monitoring productivity, establishing schedules, inspecting building conditions, assists in the development of budgets, and works directly with other academic and staff departments college wide to provide the best learning, teaching, working environment anywhere.
DUTIES AND RESPONSIBILITIES:
Lead, and provide directions to skilled or unskilled workers and maintenance workers.
Supervise and coordinate the maintenance, repair, and upgrades of equipment and facilities on all Bristol Community College Campuses.
Oversee the selection and training of all staff.
Determine department supply needs.
Manage contractor services.
Monitor and assess employee performance and provide feedback to staff as necessary to meet college performance standards; address and resolve employee performance and behavioral issues.
Manage college-wide Computer Maintenance Management System with staff to complete work requests.
Perform estimates, planning, scheduling, implementation, and inspection for all building repairs and maintenance, small construction projects.
Review technical drawings for projects and construction,
Coordinate work related to inspections and permitting activity.
Perform other duties as assigned by supervisor.
SUPERVISION RECEIVED: Reports to the Associate Vice President of Administration & Facilities.
SUPERVISION EXERCISED: Direct Supervision of technical and/or trades personnel.
Bachelor's degree in Facilities Management, Project Management, or related field.
Five (5) years management/supervisory experience.
Available 24/7 as an essential employee to respond to emergencies and operational needs of the College, Self-motivated and enthusiastic, able to think and work well independently, and have sound judgment skills.
Knowledge of HVAC controls, high and low voltage systems, fire alarm systems, energy management systems, metering devices, and related experience.
Knowledge of building systems, construction, building operations, safe work practices, and maintenance.
Experience with coaching and developing respect and productivity among staff in a union environment.
Possess and maintain a valid driver's license and utilize personal vehicle to travel on and off campus as required
Proficient in Microsoft Office applications.
Must have experience with Computer Maintenance Management Systems such as: School Dude, Camis, TMA
Excellent interpersonal, supervisory, teamwork, problem-solving, and verbal and written communication skills.
Mature, adaptable, and have the ability to work pleasantly and tactfully with his/her fellow employees, faculty, students and staff.
Master's Degree in Business Administration or Facilities Management.
Construction Supervisors License
APPA Certification (CEFP/EFP), IFMA, or other professional certification.
Project Management experience.
Building Management System experience.
Demonstrated experience working with sustainable practices.
Demonstrated proficiency with a Work Order/ PM system.
Management experience in a union environment.
Previous experience in a College/University setting.
Ability to speak a language in addition to English.
Eight (8) years supervisory experience.
POSITION STATUS: This is a full-time, non-unit position with benefits, requires some nights and weekends.
STARTING DATE: January 2019
SALARY: Commensurate with qualifications and experience.
