RESPONSIBILITIES Plans, implements, coordinates and manages all mechanical operations, non-traditional IT equipment, related to software applications and edge devices associated with building systems, managed by either building system vendors and/or HRPM. Also responsible for maintenance, communications, energy management, and manpower development programs for a facility, campus or portfolio of buildings.
The Digital Integrated Building Specialist (DIBS) also know as the Sr. FM Engineering Ops Manager, will provide direct support to the Facilities team and indirect support to all building system vendors for maintenance, uptime, upgrades, patching, troubleshooting, coordination, and other cyber security tasks.
The DIBS position will work closely with the Building Systems Group (BSG) to seamlessly integrate BTAMs solutions / maintenance and will provide oversight and Program Management for Building Technology Asset Management (BTAMs) related to building infrastructure technology.
The DIBS position will be the Subject Matter Expert (SME) for the BNET edge devices and end user computers within the managed portfolio.
ESSENTIAL DUTIES AND RESPONSIBILITIES Provide project management support for BTAMS / BSG compliance and documentation for enhancements and modifications concerning connectivity of edge devices to the existing B-Net
Provide high level of expertise in Building Management System (BMS) and Building Automation System (BAS) application and functionality.
Manage all B-Net edge devices not directly supported by building system vendor(s) to include patch management support (firmware and software, version upgrades), hardware maintenance, installation, configuration and end of life replacement.
Oversee all B-Net edge devices directly supported by building system vendor(s) to facilitate vendor responsibilities for patch management (firmware and software, version upgrades), hardware maintenance, installation, configuration and end of life replacement.
Manage and maintain BTAM documentation for all site edge devices.
Oversee, coordinate and facilitate BTAM documentation provided and registered directly by building system vendors.
Provide subject matter expertise on all Category 5 and 6 cabling as it exits the network switch and connects to the field edge systems and devices.
Provide support to BTES vendor to maintain and update network drawings based on modifications to edge device.
Provide afterhours on-call support as part of the standard Engineering department support rotation schedule.

EDUCATION and EXPERIENCE Bachelor's degree (BA/BS) from four-year college or university and a minimum of seven years experience and/or training. Or equivalent combination of education and experience. Knowledge and understanding of all applicable practices and techniques, laws, project controls and environmental regulations to include safety regulations.
One or more of the following preferred: Local Operating Engineer's License or Trade License, Systems Maintenance Administrator (SMA), Real Property Administrator (RPA) Proficient computer skills; familiar with energy Management System (EMS) programming and fire alarm systems.
TECHNICAL SKILLS The successful candidate must have a strong knowledge of building BMS / control systems including architecture, design, communication strategies (BACnet, Modbus, and other open protocol systems), networking and system operation
The successful candidate must have a working knowledge of TCP/IP protocols, basic knowledge of IP addressing and subnets, network security and network integration.
CERTIFICATES and/or LICENSES Universal CFC certification required. Additional certification in three or more of the following: HVAC, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair. Certifications/licenses as may be required by local or state jurisdictions.

Ability to write reports, manuals, speeches and articles using distinctive style. OTHER SKILLS and ABILITIES Intermediate skills with Microsoft Office Suite, Outlook, and intranet/internet. Ability to use work order system. Working knowledge of asset management, property management, leasing, disposition, and construction.
