Primary duty is to grow the company by achieving sales and profitability objectives for new projects and clientele through comprehensive cost estimating and project award.
Proposals - Create responsive proposals to both simple and complex offerings; create accessories to cost/qualification proposals; qualify vendor proposals to ascertain scope duplication and/or omissions/exclusions
Quotes & Proposals - Receive and evaluate subcontractor quotes for applicable scopes and alignment with Contractor bid
Relationship Maintenance - Continually develop and maintain relationships with client and vendor base; work, communicate, present and negotiate with owners, construction managers, architects, engineers and sub-tier contractors to win business
Subcontractor Vetting - Meet subcontractors and suppliers on-site, as necessary; thoroughly vet subcontractors
Conceptual Estimates – Proficient in developing detailed, conceptual estimates
Cost Estimates - Prepare detailed quantity take-offs, develop assumed specifications, and assign market relevant cost factors to fully articulate preliminary/final construction cost estimates
CPM Schedule - Accurately draft/review/present project CPM schedule with assistance of operations staff
Agreements/ Scopes of Work - Help negotiate Agreements to subcontractor vendors; draft/negotiate written Scopes of Work (SOW) in conjunction with Project Manager
Cost control – Maintain positive cost control practices within, but not limited to: change orders, buyouts, and projections
Self-Performed Work – Research and understand the risks related to potentially self-performing some trade work
Budget Compliance - Ensure compliance to project budgets and provide analysis of deviations; ensure accurate takeoffs for budget
Dispute Resolution - Assist in settling invoice or contract disputes
Pre-Bid Conferences - Actively participate in pre-bid conferences
Pricing Contracts - Negotiate pricing contracts with suppliers
Purchase Orders - Issue purchase orders for procurement and expedition of materials and equipment for jobs, when required
Research - research new materials for design and cost-savings; develop and implement new purchasing strategies to deliver ongoing cost reductions and process simplification; assist in the decision-making process in considering which materials to be purchased by TriArc (HVAC equipment, electrical packages, etc.)
Tariffs – Full understanding of tariffs, implementing procedures required, and related issues
Minimum of five years of verifiable construction industry experience AND bachelor’s degree in Construction Management, Engineering, Architecture or related field required; equivalent experience may be used in lieu
Strong ability to read and interpret blueprints and specifications
Proficiency with estimating software and spreadsheet design such as On-Screen Takeoff, Prime Bid and PlanSwift
Computer literacy (to include all Microsoft Office programs) is paramount to success
