MAINTENANCE PLANNER/SCHEDULER , Facilities-Repair and Maintenance , to be responsible for increasing the reliability of Facilities' equipment data and establishing appropriate tasks for each piece of mechanical/electrical/fire alarm/fire suppression/piping/plumbing equipment by ensuring preventive and predictive maintenance practices and principles are developed, implemented, and monitored. Responsibilities include reviewing, analyzing, and changing equipment preventative maintenance needs; analyzing and updating equipment maintenance programs; auditing field work performed by maintenance teams; adjusting maintenance plans or communicating the adjustments; communicating the need to tag equipment in field; gathering equipment data for database entry; creating and implementing cost saving measures, identifying tasks where excessive time, labor, and materials are used and making changes; structuring variants and enforcing standard process of work order execution; working to expand SAP capabilities in areas of EHS, linking documents, customized work orders, etc.; creating means to better track and prioritize work orders; working with supervisors to establish appropriate priority ratings for maintenance orders; determining reasonable, accurate labor estimates for work orders; assuring efficient execution of multi-trade work by coordinating tasks between the disciplines; working with the PM supervisor to establish level PM workloads; and developing metrics and reporting.
REQUIRED : ten years' trade or engineering experience that includes extensive practical experience managing a maintenance program with the planning and coordination of trade labor; in-depth understanding of preventive, predictive, and corrective maintenance practices/principles; familiarity with all types of mechanical, electrical, plumbing, piping, and fire alarms system; experience using a maintenance planning system (SAP preferred); comfort working in/on chases, rooftops, penthouse mechanical rooms, and electrical spaces; meticulous attention to detail; and excellent communication and interpersonal skills.
