Performs duties of a communication gathering center for Washington University School of Medical. Dispatch received messages or information to the appropriate security or maintenance personnel. Documents all alarms, requests for service, employee absence or tardy, information that has been reported by telephone, energy management system, fire alarms system etc. Monitors, performs set point adjustment, stops and starts mechanical equipment, modify and create sequences of operations programs and performs diagnostic test to all energy management and fire alarm compute systems installed at Washington University School of Medical. Provide a first response to emergencies when regular maintenance personnel are not on campus.
PRIMARY DUTIES AND RESPONSIBILITIES:
Monitors HVAC and other related building systems for proper operation and alarm conditions to provide advance notification to campus response personnel. Analyzes computer-generated and phoned-in facility-related problems, prioritizes to provide efficient response, uses troubleshooting and diagnostic techniques to identify equipment problems and dispatches appropriate personnel.
Handles normal and emergency phone calls and dispatches technicians as needed. On occasion will need to be able to respond to crisis situations. Works in a professional manner. Provides timely and courteous customer service, keeps supervisors up to date on daily work order status to ensure clear, concise and necessary communication channels are maintained and customer expectations are met.
Communicates effectively with customers to understand their needs and expectations. Performs work independently from written or verbal instructions and in accordance with established safety procedures to complete tasks in a timely manner.
Performs preventive maintenance on the monitoring equipment to ensure that monitoring systems are operating effectively and efficiently. Collects and maintains building automation system data, historical logs, and software databases to collect data to analyze the efficiency of HVAC systems.
Programs building automation equipment for routine and event-driven facility equipment schedules to support campus events.
Communication: Customer emergency notifications and work request. Plant maintenance, dispatching, elevator problems off hours emergency notifications operate 2 way radios. Fire alarm system - notifies Security, and Maintenance to assist in the event of a fire alarm. Miscellaneous contact Elevator Company, Security liaison between maintenance and security access to areas.
Building Automation System Operator & Skills: Energy Management; adjusts set points, programming, generate reports, system back up, read flow charts. Fire alarm system; acknowledges trouble / fire, reset alarm. Service Now: input work orders, emergency outage notifications. Reset electric circuit breakers, repair toilet issues/leaks as needed, respond to elevator entrapments. Miscellaneous; General clerical duties, authorized service tickets, other work processing and spread sheet software (excel, work, access).
Document employee tardy/absenteeism call-ins.
Document emergency request for service/daily log.
Sign off on service repair tickets.
Key control log in/log out.
Notify supervisors & document on job injuries.
Equivalent of high school diploma required.
Minimum of two years experience in carpentry, plumbing and/or energy management required.
HVAC technical certificate or degree with 2-5 years’ experience.
Good mechanical aptitude.
Experienced with operating Building Automation and Fire Alarm systems through operating and troubleshooting HVAC equipment.
Ability to highly communicate is critical to this position.
Able to perform general maintenance skills.
Applicant Special Instructions:
Must be able to lift and carry tools and material weighing in excess of 50 lbs.
Able to raise and carry with assistance items weighing 200 lbs.
Climbs, balances, stoop, kneel and crouch to gain access to pipes, wiring and equipment.
Must possess a Class E Missouri or Illinois Class D driver’s license.
The hiring range for this position is $18.80 - $23.99 per hour.
