Advertised Summary Job Description: The Planning & Capital Project Management (CPM) group has the primary responsibility for overseeing the planning, design and construction process for capital projects at the Morningside Campus, the Baker Field Athletic Complex and Lamont Doherty Earth Observatory Campus of Columbia University. Working in conjunction with the all the Columbia University Facilities departments including Construction Business Services and Communication, Finance and Administration, Campus Operations, Real Estate and Public Safety, CPM and it's subsidiary groups implement approximately $75M to $150M worth of construction projects annually and consists of a staff of approximately 35 planners, architects, engineers and project managers of varying background including construction management, mechanical, electrical and civil engineering, and architecture.
The Residential Construction group is a business unit within the Planning & CPM organization that oversees state of good repair and capital renovation and improvement projects for the University's Undergraduate Residential Housing and Columbia Residential Housing portfolios.
Columbia University is currently seeking an experienced and well-rounded Project Manager to join its Residential Construction group at the Morningside Campus in Manhattan to oversee projects in the Undergraduate Residence Housing portfolio.
Reporting to the Director of Residential Construction, the Project Manager will act as the primary lead on all phases of assigned capital projects, from inception through closeout. The ideal candidate will manage multiple design and construction projects, from programming and design through construction and close out, ranging in cost from $100,000 to $50 MM. Projects vary in program type, complexity and size and include interior renovations, exterior building restorations and state-of-good-repair infrastructure and building envelope projects.
The Project Manager will be responsible for coordinating with all internal project stakeholders as well as external project participants including design consultants, contractors and other required vendors to support the goals of the project.
General Minimum Qualifications: Bachelor's degree in a relevant field required. Advanced degree desirable. A minimum of five (5) years related project management experience required. Must have multiple years managing high-quality residential renovation projects in New York City (vacant and occupied) buildings.
Additional Specific Minimum Qualifications: Candidate must have excellent interpersonal, communications (written and oral) and problem solving skills. Candidates must be highly organized and motivated, capable of effectively prioritizing project-related tasks and goals, and capable of simultaneously managing multiple complex projects at different jobsites.
Candidate must have a demonstrated working knowledge of applicable building codes and regulations; building systems (mechanical/electrical/plumbing/envelope); as well as demonstrated proficiency in construction project management and delivery, including beneficial use of relevant industry tools and software (MS Project, AutoCad, etc).
Candidate should have strong design, construction, scheduling and financial management skills. Experience in procurement and contract management, budget and schedule management are a minimum requirement. Must have the ability to work in a client facing service environment and exercise discretion and judgement.
