The primary purpose of this position will be responsible for operating and performing preventive/predictive/reactive based maintenance and repairs on commercial, industrial and residential HVAC and electrical systems. Responsibilities will include the installation and repair of Split/Package AC Systems, Furnaces, Heat Pumps, Ice Machines, FCU, VAV, Pneumatic and DDC system and controls, as well as monitoring the Building Automation System via laptop.
Tasks include but are not limited to preforming preventative maintenance and troubleshooting systems supported such as heat pumps, furnaces, split/package ac units, mini-splits, VRF systems, window air conditioners, ice machines, air compressors, air dryers, FCU, VAV systems, boilers, dehumidification systems, direct digital controls, pneumatic controls, 24 volt controls, air handling units, Dedicated Outdoor Air Systems, hydronic pumps and exhaust fans, The position will also diagnose and replace single phase and three phase motors, motor controls and starters, maintain/repair/replace bearings, fan wheels, and analyze vibration in rotating machinery, perform laser alignment for couplings and sheaves, properly tensioning synchronous drive belts This position will be responsible for changing large quantities of filters, cleaning coils, air handlers and resolving condensate issues and other leaks.
This position must serve as an emergency employee to respond in the event of adverse weather situations as well as be available for rotating 24-hour shifts for emergency callback. This position is for a senior level mechanic who innovates better and more efficient ways to do things, is willing to perform any duty assigned, mentors less experienced staff, and wants to learn from others in areas they are still developing in. Education and Experience:
High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification. Optional Guidelines: experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.
The candidate will need an understanding of Split/Package AC systems, Furnaces, Heat Pumps, Ice Machines, VAV, FCU, Pneumatics, DDC and Building Automation Systems and Controls.
Ability to read and interpret manuals and instruments dealing with complex mechanical equipment; review sequences of operation for all control modes; review sensors for central units to determine accuracy; verify operation of relays and switches; connect test instruments and observe output signals. Must have skills in preventive maintenance, troubleshooting, repair, and rebuilding for air handlers, exhaust fans, hot water pumps, air compressors, fan coil units, motor controls, electrical safety devices.
Requires the ability to diagnose complex system-wide issues affecting residents. Candidates must safely, for example, troubleshoot residential and commercial split/package ac systems, furnaces, mini-splits, heat pumps, FCU, VAV systems and Pneumatics. They will also diagnose and repair, single and three phase electrical motor controls, analyze and repair vibration issues in pumps, exhaust fans and motors, modify fan speeds, replace belts and bearings and align couplings. Knowledge of general industrial or commercial maintenance practices, including lubrication, pumps, steam, chilled water, compressed air, single and three phase electrical power, air handling and distribution and energy use is required.
Computer skills are required to operate the Computerized Maintenance Management System and Building Automation Systems. Candidates must perform preventative maintenance and repair on building HVAC hydronic systems and components while maintaining proper chemical/water ratios and pressure.
This position requires the ability to serve as a mandatory employee and report to work in support of mandatory University operations, even when adverse weather or other emergency conditions require the University to close.
This position is required to periodically serve on-call duty including nights, weekends, and holidays. While on call, this position will be responsible for all HVAC equipment within the Housing Support unit.
A valid North Carolina Driver's License is required. Must have EPA universal refrigerant certification or able to obtain with 90 days of starting the position.
Experience with Schneider and Johnson software and controls. How to monitor and use Building Automation System software including Metasys, TAC, Tridium (Yamas), Structureware, N4, and Circon. Computer Experience including Outlook 365, Microsoft Word, Excel, Aims, and Citirx Store Front. Welding, brazing and soldering experience. Understanding of plumbing as it relates to HVAC systems.
Diploma in Industrial technologies/HVAC trades or five or more years experience in commercial, industrial, or residential HVAC equipment. Continuing education classes related to the field of work.
