Under general supervision of Maintenance Supervisor - Housing, a person in this position performs skilled work in the maintenance and repair of HVAC, Plumbing, Carpentry, Painting, and Electrical equipment and accessories in buildings as defined in the Zone Maintenance operating plan. A Senior Zone Tech may also have additional duties of coordinating small projects, training other technicians, and other special administrative or technical assignments.
Essential Duties and Responsibilities
This position works Sunday (3:00 PM - 11:00 PM) and Monday - Thursday (11:00 PM - 07:00 AM).
Review and respond to work requests assigned by Supervisor. Document actions and times as required on paper / electronic format;
Delivery of equipment / supplies as required;
Complete accurate work times and material records;
Repair of furnishings with common areas and resident rooms;
Repair or replacement of ceiling, wall and floor coverings;
Perform general carpentry work on interior and exterior areas of resident buildings;
Repair / replacement of single-phase breakers, outlet, bulbs, or switch assemblies;
Repair / maintain wiring, support equipment, and electrical circuits in accordance with all Codes;
Locate / correct power failures and short-circuit conditions;
Ensure operation and preventative maintenance of assigned systems within resident buildings;
Repair / maintain room HVAC units;
Perform general plumbing duties as assigned: including drain / sewer piping repairs, repairs to existing fixtures, external storm water repairs;
Performs inspections of mechanical rooms and documents observed issues;
Assist with Central Shop duties as assigned;
Maintain clean and organized storage areas;
Meets all safety requirements and adheres to safety policies and procedures;
Responsible for proper care and maintenance of all equipment used performing job functions including tools, machinery, and vehicles;
Perform other duties, preventative maintenance, summer blitz, and special projects as assigned by Supervisor;
Participate in the emergency call-in rotation as scheduled.
High School diploma or GED equivalent;
Possession of a Kentucky Journeyman's License in any field: including plumbing, electrical, or HVAC;
Valid driver's license;
Minimum of five (5) years experience in building maintenance, carpentry, electrical, HVAC, plumbing, or any combination.
Salary Grade: 106 Hourly Range: $16.50 - $18.17
