Responsible for the management of skilled trades for approximately 90 acres of property over 3 campus locations. Develops, implements, and monitors policies and procedures to promote efficient and safe operation of facilities. Provide supervision and training of all facilities skilled trades' staff. Assists the Director of Facilities in the management of contract services, maintenance, repairs, and small renovations of buildings and grounds. Delegates work orders and monitors performance of all trades staff. Provides reporting and facility metrics to Director of Facilities. Performs a variety of duties as needed which related to the operation of the college and the physical plant
DUTIES AND RESPONSIBILITIES:
Responsible for the operation of all campus buildings and grounds including development and oversight of policies and procedures:
Operates and maintains all buildings within the guidelines of the Commonwealth of Massachusetts building code
Complies with all permit & licensing requirements
Meets the requirements of the Americans with Disabilities Act
Ensures trade staff compliance with DLS & OSHA requirements including Right to know law.
Works with Energy Systems Manager to ensure operations are cost-effective and within budget
Sets priorities including repairs, renovations, maintenance, testing, certifications and code compliance for all physical plant systems
Participate in the timely response to all college facilities incidents and emergencies requiring on-call emergency response (24 hours/everyday)
Works collaboratively with Director of Facilities for delegating preventative and corrective maintenance work orders using CAMIS (state provided CMMS system):
Managing schedule maintenance tasks to ensure they do not impact the campus operations
Testing, monitoring and oversight of building control systems. (Tac Vista & Ascent)
Initiating repairs which includes prioritizing scheduled assignments and workload planning
Responsible for the supervision of contractors and vendors which includes:
Development of contracts, drawings, specifications and other related documents
Providing coordination of contractor services to ensure the project is completed efficiently and as specified.
Determining and reporting of public safety and building code issues
Responsible for the management of approximately 90 acres of property to ensure appropriate grounds care and safe access to all campus locations. Responsibilities include:
Management of landscape services & Tree, shrub, planting, & turf care and maintenance
Fertilization, chemical and insecticide application programs
Management and operation of irrigation systems and controls
Snow removal from parking areas and walkways including Ice & snow control through chemical product applications
Parking lot, signage, curb, berm, catch basin maintenance and repair
Participate in hiring and coordination of professional development and the training of assigned staff which includes:
Evaluation, interviewing, and making hiring recommendations
Campus staffing recommendations
On-call staffing management/ Snow and Ice removal
Health and safety compliance
Annual evaluation of performance
Makes recommendations regarding disciplinary actions
Responsible for inventory and records management, preventative maintenance, and repairs of all facilities tools and equipment including the motor pool.
Responsible for maintaining and reporting of all stocked inventory of repair parts, consumables, hardware, and product necessary to maintain the physical plant. This includes forecasting researching; purchasing and establishing inventory systems.
SUPERVISION RECEIVED: Reports to the Director of Facilities
SUPERVISION EXERCISED: Responsible for direct supervision of licensed skilled trades personnel including, but not limited to HVAC&R, Electrical, Plumbing, Carpentry, painters, and laborers.
SALARY RANGE: Anticipated salary is $70,000-$82,000 per year plus fringe benefits. Salary will be commensurate with education and experience.

Bachelor's degree in related field plus 5 years of related experience and/or 10 years of relevant work experience and Professional License, or equivalent combination of training and experience.
Strong planning, organizational skills required. Ability to organize personnel analyzes work activities and budget resources necessary for the efficient operation of the department.
Experience negotiating and managing contract services.
Knowledge of Commonwealth of Mass. Building codes, OSHA / DLS requirements as well as other state permit license requirements.
Excellent interpersonal and communication skills along with proficiency in computer applications including Gmail, Microsoft office suite and Internet browsing.
Experience in supervising and training facilities staff at an institution at multiple locations.
Knowledge of safety practices and procedures followed in building maintenance and repair work.
Knowledge of acceptable building trade construction methods and materials.
Demonstrate leadership skills.
Successful experience interacting with culturally diverse populations.
Candidates will be required to pass a CORI/SORI and/or a National background check as a condition of employment.
Knowledgeable in Massachusetts public construction and procurement laws. MCPPO certification preferred
10+ years of experience in direct management of trades staff
Familiarity working within a unionized workforce
Previous experience with establishing institutional standards
Professional trades license or certification, i.e. MA Journeyman plumber, electrician, CSL, NATE etc.
Previous experience working at an institution of higher education
