CBRE|HEERY is looking for a Sr. Commissioning Agent to perform commissioning activities on projects in and around the Washington, DC Metro area and Mid-Atlantic area.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Verifies that designed, installed and tested plant and equipment satisfies the environmental performance criteria specified.
Participates in business development proposals and interviews with prospective customers.
Writes commissioning section of contract documents and/or reviews work produced by others.
Performs project design review during the design process; identifies discrepancies and monitors action plans.
Recommends approval to client and documents work performed by the design team, contractors and commissioning agents.
Reviews control systems software and sequence of operation to meet required sequences of operation. directs onsite system testing and monitoring of complex and integrated systems. Identifies and documents hypothetical scenarios to achieve optimum operations performance and control responses.
Implements the commissioning process for building systems such as HVAC, Plumbing, Electrical, Controls, and Low Voltage.
Reviews designs, submittals, and O&Ms. Write custom checklists and detailed testing procedures.
Inspect installation in the field and witness functional testing on site.
Facilitate O&M staff training sessions.
Document process in formal reports.
Supports project team by delivering building commissioning services that require application of standard techniques for a small project or selected segments of a larger one.
Reviews, develops, and collates construction project related reports and deliverable documentation for review and approval.
Performs on-site inspection, testing, validation and verification of building system for small projects.
Reviews construction related design documents, drawings and specifications for approval.
Plans, chairs and documents all project commissioning meetings.
Verifies design documents, equipment submittals and measured performance are consistent with the specifications and client's operation requirements.
Performs onsite observations relating to installation of building systems; prepares associated documentation for approval.
On smaller projects, directs onsite system testing and monitoring of complex and integrated systems.
Other duties as assigned.
Provides formal supervision to individual employees within single functional or operational area. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Effectively recommends same for direct reports to next level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.
EDUCATION and EXPERIENCE Bachelor's degree in relevant building science, or equivalent, plus appropriate continuing education or 8 years commissioning experience; or 10+ years specific construction trade experience.
CERTIFICATES and/or LICENSES
Fundamentals in Engineering (FE) or equivalent, LEED AP, BCA CCP, OSHA 10 hour Construction Safety, Registered Professional Engineer (PE) or equivalent .
COMMUNICATION SKILLS Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information. Ability to respond effectively to sensitive issues.
Requires knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and/or commissions. Conducts basic financial analysis.
REASONING ABILITY Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.
