The purpose of this position is to manage and lead various real estate projects for a corporate client, across their portfolio, which will include; budget development, scheduling, bidding, contracting and procuring, construction, FF&E, Move Management, post occupancy, audit and approve invoices, financial reconciliation to project close out.
Travel within the US is required based on the project locations assigned. Travel is approximately up to 25% but can increase or decrease depending on project specifics.

ESSENTIAL DUTIES AND RESPONSIBILITIES
Manages all facets of project management (from project kick off through project close out) for individual Commercial Interior real estate projects. This typically includes; budgeting the approved design, building a schedule, developing request for proposals (RFP's), bid and leveling vendors, contracts and purchase orders, managing overall construction and FF&E implementation, Move Management, cost tracking and invoice processing to project close out.
Demonstrates capability to read, understand and apply standard to complex documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters and drawings.
Interfaces directly with clients to define project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & milestones, quality control, and risk identification. managing the budget
Identifies project delivery resources from pre-qualified lists or through individual project qualification process; Ability to write standard to complex RFP's; completes bid analysis; leads evaluation interviews, recommends resources to clients.
Leads the project delivery resources/teams (assigned to the project) providing project guidance and direction to achieve project goals. A typical project can include; Security, IT, Audio Visual, Corporate Real Estate, Design team, Furniture team to external General Contractor, cabling, Sound Masking, furniture installer, furniture supplier and Mover.
Leads Move Management for every project and works directly with the client, IT and other teams involved with the move. Writes RFP's, bid, level and award. Manages move spreadsheets and is present to manage the move events. Moves can either be an office restack or an office relocation.
Implements communication plan for meetings and written reports/meeting minutes to keep client and project resources informed. Facilitates project meetings.
Implement project documentation governance aligned with company and client requirements. Ensure project data integrity and documentation is accurate, timely and coordinated.
Tracks progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Creates action plans to meet objectives, budget and schedule.
Implements change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Assesses change requests to determine impacts to scope, budget and schedule, quality and risk.
Demonstrates ability to identify complex project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.
Demonstrates a knowledge of projects & project management within the context of business results (business case, larger economic implications, business risk, etc.).

The preferred candidate will have 7 plus years of furniture, cabling, sound masking and move management in addition to construction experience.
EDUCATION and EXPERIENCE
Bachelor's degree (BA/BS/BEng/BArch) from College or University in a technical area of study. Minimum six years of related experience and/or training.
Prior experience managing Commercial interiors projects for a Corporate client. Managing multiple vendors and multiple projects.
Should be able to comprehend Construction documents and have a good understanding of mechanical, electrical, and plumbing (MEP) plans. Has high level of experience with system furniture, demountable walls, structured cabling and move management. Needs to have experience dealing with small to large office relocations and restacks, 2nd generation fit outs and restack/multi-phased projects. Previous experience understanding corporate design is highly preferred.
CERTIFICATES and/or LICENSES
PMP (US and/or Canada) and LEED AP preferred.
Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Requires in-depth knowledge of financial terms and principles. Ability to calculate complex figures. Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports. Cost management for each project, forecasting 'spend' and review/process invoicing.
Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.
OTHER SKILLS and ABILITIES
Intermediate skills with Microsoft Office Suite. Ability to read and understand architectural drawings. Ability to comprehend MEP plans. Knowledge in MS Project, leases, contracts, and construction practices.
