Program or Department Profile: Based in San Francisco, WestEd’s Property & Facilities Management department manages all facilities operations at WestEd to ensure a safe and comfortable work environment for WestEd’s employees. Responsibilities include direct management of the maintenance and operations of two buildings, one in San Francisco and the other in Los Alamitos, and overseeing maintenance and office support operations at leased office space throughout the country. The department works extensively with outside vendors, contractors and partners to provide its services.
Position overview: WestEd’s Property & Facilities Management department is seeking an experienced, reliable and solutions-oriented Building Engineer to join its San Francisco-based team and work with the department’s Facility Manager and Facility Associate. The Building Engineer is primarily responsible for overseeing the maintenance of WestEd’s facility in San Francisco and occasionally performing maintenance and repairs to WestEd’s other locations in the Bay Area. The Building Engineer is expected to have a working knowledge of all building trades, such as plumbing, electric, flooring, roofing and carpentry, and all building systems, such as HVAC, conveyance, fire-life safety, access controls and glazing. The Building Engineer’s knowledge of building trades and systems should be sufficiently robust to troubleshoot issues, to advise on repairs and upgrades, to perform maintenance and repairs to building materials and systems whenever possible and to evaluate the performance of building systems vendors.
Supervisory duties: The Building Engineer is responsible for supervising the Facilities Associate and all maintenance service vendors working at the agency’s San Francisco office. The Building Engineer will be responsible for scheduling work and monitoring and prioritizing work requests in a manner that promotes accountability and responsiveness. The Building Engineer will also be responsible for developing preventative maintenance schedules and working with the Facility Manager to ensure that all building systems are tested and inspected according to relevant building codes. The Building Engineer will be charged with developing safety protocols and promoting safety including monitoring all work under their purview to ensure that it is done in a safe manner.
Maintenance, Repairs and Daily Cleaning Responsibilities: In addition to supervisory duties, the Building Engineer will perform regular upkeep of WestEd’s building, including performing maintenance and repair tasks themselves, directing the Facilities Associate when appropriate, and scheduling and overseeing the work of outside vendors and contractors when necessary. The Building Engineer will be expected to develop a process, such as performing regular walk-throughs and checks, to ensure the quality of the building is being upheld and to identify and to diagnose issues quickly. Custodial duties are primarily performed by evening janitorial service. The Building Engineer will evaluate their work regularly and perform day-porter responsibilities as needed. The Building Engineer is expected to have at minimum basic skills in the following building trade areas: electrical, plumbing, painting, and carpentry.
Equipment and Supplies Inventory Management: The Building Engineer is responsible for managing the inventory of all equipment and supplies needed for their work, including all safety gear, in a safe and organized manner. The Building Engineer will maintain all tools in good working order and store them in a secure and organize manner. All maintenance supplies will need to be on hand, stored in an appropriate manner, and reordered whenever necessary.
Required Qualifications: Must be organized, efficient, solutions-oriented and work well on a team. Minimum of six (6) years’ experience in the field of maintenance in a commercial office environment. Working knowledge of all building trades, including plumbing, electric, flooring, roofing and carpentry. Ability to troubleshoot and diagnose issues with building systems including HVAC, electrical, plumbing, conveyance, flooring and roofing. Experience scheduling, supervising and evaluating staff. Knowledge of safety practices pertaining to the fields of construction and maintenance. Fluent in English and good oral and written communications skills. Basic computer skills and familiarity with work ticketing programs. Ability to work 8 hours on your feet, to climb several flights of stairs, to work overhead, on a ladder and in tight spaces and to lift 50 lbs. Valid California driver’s license Strong interpersonal and team building skills and professional and friendly demeanor.
Desired Qualifications: Journey level experience in building trade, in particular HVAC. Building System Maintenance Certificates, such as the SMC from BOMI or Level 1 Building Operator Certification or College diploma in Construction or other Building Science related degree. Fluent in Spanish as well as English Thorough understanding of relevant building codes in San Francisco, California.
