SUNY Morrisville seeks candidates for a full time Director of Facilities Operations and Maintenance to direct maintenance activities and operations, including physical plant operations and building systems equipment, for a group of properties including the main campus and satellite campus in Norwich, NY. Manage a staff of over 75 personnel including those responsible for maintenance, energy automation, utilities and HVAC, janitorial/custodial, and motor equipment mechanics. Work with campus constituencies including design and construction, residence life, technology services, university police, and faculty to ensure appropriate standards for operations, maintenance, and security are met. Responsibilities include: Oversite of departmental budget, work order management system and appropriate distribution of resources for the continued maintenance and operations of campus facilities and infrastructure. Evaluates staff performance and equipment needs in each area of responsibility. Collaborates with Design and Construction department to complete maintenance projects beyond routine maintenance. Works with area supervisors to develop a preventative maintenance program for each area of responsibility. Integrates preventative maintenance with routine work orders in the work order management system for effective distribution of workload. Oversees the implementation of new AiM operations management system being implemented SUNY-wide. Works with Energy Manager to identify and implement measures for efficient building operation and energy reduction initiatives. Occasional work at the Norwich campus, weekend work, and evening work required.
A bachelor degree and five years of related experience in a facilities management capacity or an associate degree and ten years of related experience in a facilities management capacity
A minimum of two years supervising staff
Experience with supervising union employees
Experience managing complete operations and maintenance activities and service contracts for a large multi-building facility with a significant number of employees
Higher Education and/or SUNY experience
Demonstrated analytical, problem-solving and organizational skills
Strong written and verbal communication skills
Experience with central plant operations, building controls and HVAC systems
Experience with energy management/conservation measures and techniques
Experience with general building maintenance, including custodial & grounds
Experience with regulatory compliance related to PBS, Life/Safety, water treatment and waste water
Experience using/implementing work order management systems
Code enforcement official (CEO) certification
licensed in an engineering discipline
Experience with budget management
