UW Facilities manages the University's buildings, infrastructure and land, with more than 1,100 employees in a variety of fields. The Asset Management group includes Capital & Space Management, Real Estate, Sustainability and other teams responsible for planning and workload management. The Operations group includes Project Delivery, Maintenance & Construction, Campus Utilities & Operations, Building Services, Transportation Services and Safety. Supporting these groups, as well as the separate Emergency Management team, are the Business Intelligence & Information Technology group and the Finance & Administration group. Facilities Maintenance & Construction (FMC) is responsible for general maintenance, repair and renovations of all University of Washington (UW) main campus facilities including building interiors, exteriors and grounds. Facilities Construction is the in-house provider of minor alterations, improvements and tenant renovations including architectural, electrical, and mechanical projects, cabinetry, and campus and building signage which by state statute must not exceed $90K for multi trade work and $45K for single trade work. We have an outstanding opportunity for a Maintenance Supervisor II to supervise and manage assigned construction program crews including leads, journey-level and semi-skilled trades in the performance of construction projects to ensure that tenant improvements and remodels are performed at a level and standard that meets required specifications, budgetary constraints, and UW policies. Primary Duties and Responsibilities Construction Project Execution *Oversee execution of "Shop Direct" work by assigning incoming work orders to appropriate shop leads, ensuring completion of work.*Partner with project management team to ensure resources are properly managed and assigned. Ensure project schedules are met by shops.*Direct, coordinate, and review the schedule of construction crews, and/or multiple trades in the installation, repair and alteration of campus buildings, grounds, equipment, utilities and other facilities. *Read plans and blueprints. *Determine scope of work, materials needed, their availability and estimated costs, and ensure compliance with applicable standards and codes. *Conduct regular project site visits. *Monitor work to ensure that all work requests meet quality and productivity expectations, established safety standards, and that crews follow FMC customer communication expectations and internal work order system protocols. *Ensure work orders are on schedule, within budget and that all work order financial documentation is accurate and up-to-date. *Routinely provide work status, cost, and schedule information and follow up as necessary with customers. *Monitor and utilize productivity reports to ensure efficient use of resources. *Provide feedback to the Assistant Director for Construction. *Procure, distribute and account for equipment, tools and supplies necessary for an efficient and effective construction operation. *Operate service vehicles to review work sites, transport equipment and personnel. Personnel *Responsible for the overall supervision, development, and management of assigned staff personnel. *Monitor, inspect and assess employee performance providing feedback necessary to meet performance standards. *Address and resolve employee performance and behavioral issues. *Conduct and/or participate in fact findings. *Implement and participate in employee corrective action as required. *Conduct annual performance reviews of assigned personnel. *Review and approve timecards. *Review and approve leave requests according to policies and procedures. *Oversee and participate in the recruitment process. *Conduct reference checks and make hiring recommendations to the Assistant Director for Construction and department Director. *Ensure personnel attend required training as scheduled. *Proactively coordinate with training personnel when requesting new training classes. *Monitor attendance records to ensure area personnel are up-to-date.Organizational Leadership and Engagement *Positively support all management directives and actively promote the purpose and foundational values of FMC. *Ensure adherence to Facilities Maintenance & Construction (FMC) protocols and all University and UW Facilities policies and procedures including the UW Facilities Leadership Standards, Individual Accountability Protocols (IAP), and Management Accountability Protocols (MAP). *Participate in and follow through with FMC process improvement initiatives including Balanced Scorecard (BSC), incorporating Lean principles into internal work processes, and promoting employee engagement in continuous improvements and innovation. *Continuously promote and enforce a safe work environment. Coordination *Communicate with Facilities Construction personnel, other UW Facilities shops as well as external business partners such as the Capital Project Delivery group and UW Information Technology, to facilitate work. *Promote excellent customer service through effective, courteous and professional interactions with clients, colleagues and the campus community. *Represent Facilities Construction at meetings promoting the professionalism of the organization. Compliance *Know and ensure that assigned personnel comply with occupational health and safety regulations that apply to work actions and conduct on the job, including Material Safety Data Sheet (MSDS) instructions, Hazard Review Checklists (HRCs) and the use of personal protective equipment (PPE) whenever required. *Apprise the Assistant Director for Construction of all safety issues. *Maintain professional knowledge of and follow current code/ordinances, training requirements, and certification/licensing requirements and ensure employees are adhering to same. Requirements include:Three years' full-time experience as a journey trades worker, or General Maintenance Mechanic 2, or equivalent;including one year of full-time experience in a lead or supervisory capacity.
