Leads shift operations and directs vendors and subcontractors. Utilizes advanced skills to perform complex preventive maintenance and corrective repair of buildings, industrial systems and equipment. Working under limited supervision, monitors building system operations and performance. Utilizes several trade skills such as automation, carpentry, plumbing, electrical, painting, heating and cooling.
AS Scope: Typically supports properties of less than 500,000 sq. ft.
Leads shift operations, assigns work orders, and/or provides technical and procedural training of coworkers and subcontractors. Forms crews, initiates request for emergency work as required. Investigates complex and emergency jobs and recommends whether work should be done by staff or contractor. Oversees and inspects the work performed by staff and outside contractors. Investigates and resolves customer complaints. Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety. Inspects building systems including fire alarms, HVAC, and plumbing to ensure equipment is operating is in design capabilities and delivering conditions prescribed by client. Reviews assigned work orders. Estimates time and materials needed to complete repairs. Maintains inventory of adequate supplies and tools and orders necessary materials to complete all tasks. Consults with clients to schedule preventive maintenance and other downtime to minimize business interruption and inconvenience. Implements a preventive maintenance program to ensure that building machinery and systems meet or exceed their rated life. Performs assigned repairs, emergency and preventive maintenance. Completes maintenance and repair records as required. Analyzes work order flow and recommends changes to improve operation. Develops strategies to meet objectives and works with staff to implement changes. Reviews scope of work and develops work specifications. Coordinates with vendors, contractors and consultants to direct, coordinate, inspect and accept work. Finds and resolves problems with work. Respond to critical service (Chiller, Steam) outages and restores operation safely and expeditiously. Manages and oversee the operation, calibration, diagnostics, troubleshooting, and repair of utilities (chiller, steam). Establishes and maintains effective working relationships with employees, customers and contractors. Performs other duties as assigned.
Supervises team of shift operators. Provides informal assistance such as technical guidance, and/or training to coworkers. Coordinates and assigns tasks to co-workers within a work unit and/or project.

EDUCATION and EXPERIENCE
High school diploma or general education degree (GED) and a minimum of four years experience in complete building operations. Or equivalent combination of education and experience.
CERTIFICATES and/or LICENSES
Maryland Grade 3 Boiler Operator license required. Additional certification in one or more of the following: HVAC, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair. Certifications/licenses as may be required by local or state jurisdictions.
Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information. Thorough knowledge and understanding of safety rules, regulations and standard operating procedures. Self-starter able work under limited supervision.
Requires knowledge of financial terms and principles and to understand operating budgets. Ability to calculate intermediate figures such as percentages, discounts, and/or commissions. Conducts basic financial analysis.
Ability to comprehend, analyze, and interpret documents. Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills.
OTHER SKILLS and ABILITIES
Uses personal computer and / or PDA for work order system, email, ESS and training. Basic skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.
