Essential Job Duties:
The primary purpose of this position is the overall leadership and management for building system engineering, maintenance, and operations, as well as campus life safety systems for all University Facilities. This position requires close coordination with engineers, architects, and technical personnel in other Facilities' Departments as well as outside design firms. This position performs oversight and management for engineering analysis, troubleshooting, design document reviews, and capital project planning for building systems. This position is also required to maintain close coordination with Utility Departments to ensure seamless interaction of systems and delivery of utilities to University facilities. These responsibilities include management for major and minor repair as well as preventive maintenance for water, sewer, steam, shilled water, gas, HVAC, automation, refrigeration, electrical, and plumbing systems and to related fixtures and equipment including some new installations.
This position is also responsible for maintaining positive customer service to include serving as primary contact to manage service agreements with Campus auxiliary departments. This position will plan, develop, organize, administer, and direct the programs of the maintenance shops, engineers, and engineer technicians by providing the necessary budgets, personnel, equipment, and engineering expertise for these shops and accounts for the effectiveness of these groups in discharging their responsibilities. Position is responsible for management of personnel to include timekeeping, performance management, and employee relations matters. Objectively manages employee relations issues between employees, supervisors, and external parties. Oversee and ensure employee compliance with critical role expectations. Develop and maintain employee critical role attendance records. Identify zone/shop/unit organizational developmental needs to management. Identify/guide employees to identify and pursue appropriate professional development and certifications. Performs performance reviews.
This position has been designated as essential personnel for the University and may be required to report to work during adverse weather conditions even though the University may be operating on an alternate schedule.
This position may assist with snow and ice removal under the direction of a supervisor.
Bachelor’s Degree in the Engineering discipline related to the area of assignment and two years of related Engineering experience; or an equivalent combination of training and experience.
All degrees must be received from appropriately accredited institutions.
Architect Supervisor: Bachelor’s degree related to the area of assignment and two years of related experience; or an equivalent combination of training and experience. Licensed to practice architecture or landscape architecture by the North Carolina Board of Architecture or the North Carolina Board of Landscape Architects. All degrees must be received from appropriately accredited institutions.
Note: This applies only to Facility Management jobs at the Contributing level: Graduation from a technical college with a major in Construction Management Technology, Architectural Technology, Mechanical Engineering Technology, Civil Engineering Technology, Building Construction Technology or other related technical degree and four years of progressive experience in industrial or facilities maintenance and/or construction work including some supervisory experience; or five years of progressive experience in Engineering-related work including some supervisory experience; or an equivalent combination of education and experience.
Considerable knowledge and skill in the methods, processes, equipment and materials used in the repair, operation and maintenance of buildings and building mechanical systems.
Familiarity with local, state and national building codes.
Ability to manage and supervise a multi-craft skilled operation.
Ability to communicate effectively with employees, departmental personnel, and customers in both oral and written forms.
Graduation from high school and six years of technical and supervisory experience in the installation, maintenance, and repair of physical plant facilities; or graduation from a four year college or university with a degree in civil, mechanical, or electrical engineering and six years of experience in building construction or plant maintenance of an equivalent combination of education and experience.
Required license or certification:
Valid North Carolina driver's license is required within 60 days of hire and must be maintained.
