We are seeking a hands-on Assistant Superintendent who will assist with the oversight and the direction to staff, the complete operation and maintenance of the building and providing those services to residents that are to be provided by the building staff. Handling resident issues, working with vendors of various trades and being on call for any emergencies. The Assistant Superintendent works closely with the Office of Housing Services management team.
The employee will become a working union member of local 32BJ residential.
Responsible for minor building and grounds repairs.
Carry out and oversee preventative maintenance programs throughout residential towers.
Performs minor carpentry, plumbing, and plastering work.
Ensure proper operation of an absorption air conditioning system steam boilers, fan coil units, cooling towers, and package air conditioning units.
Inspects building and its equipment and performs preventative maintenance to ensure that all are in working condition.
Repair furniture and equipment in the shop or field.
Adjust and make minor repairs "on-location" of such items: furniture, office equipment, door closer, gravity hinges, sheetrock, faucets, drains, doors, etc.
Snow removal, as necessary.
Assists with apartment preparation.
Respond to emergency calls and rectify existing conditions.
Orient and train employees to perform maintenance activities and tasks.
Attendance at the Office of Housing staff meetings, as necessary.
In the absence of the Resident Manager or a Housing Manager, supervisor building employees and arranges work schedules.
Other duties as assigned.
High School diploma and/or equivalent is required.
Seven years of related experience required.
Minimum of three years of experience in a supervisory role.
This position requires availability for duty at all times and the requirement to live in housing provided by the University in order to perform the functions of the job; i.e. provide immediate and appropriate responses to tenants of the building and/or campus operational emergencies.
Must have excellent verbal, written and interpersonal skills.
Proficient with basic computer programs, including MS Word, Excel, email and BMS (BAC).
Well versed in the proper operation and maintenance of absorption air conditioning chiller units and auxiliaries.
Working knowledge of oil-fired low-pressure boilers and their auxiliaries and be ability to ensure that they are in good working order at all times.
Vocational school training with courses in blueprint reading, mechanical drawing, or related courses
Ability to obtain: F58 (Fire Safety Director), FDNY Certificate of Fitness for S-12 (Citywide Sprinkler System), S-13 (Citywide Standpipe System), S-95 (Supervision of Fire Alarm Systems and other related systems), P-99 (Low-Pressure Oil Boiler), A-35 (Operate Air Compressor).
Proficient knowledge of all phases of building systems:
10 plus years of related experience highly preferred.
5 plus years of experience in a supervisory role highly preferred.
Excellent social skills, able to operate with diplomacy, tact, and empathy.
A general understanding of higher educational institutions, urban medical centers, and general facilities operations
Experienced in the record-keeping and mandated FDNY recurring inspections for all fire suppression systems.
The ability to perform tasks involving Heavy Lifting is required.
