The Maintenance Supervisor directs and coordinates facilities maintenance and repair operations for University buildings campus-wide, and serves as the Senior Supervisor for Facilities Management during designated shift. S/he serves as the first point of contact for University Facilities with customers.The Maintenance Supervisor reports to the Director of Facilities Management, along with a Resource Manager, a Custodial Services Manager, an Infrastructure Manager, a Landscape Manager, and two other Zone Managers. Duties include but are not limited to:
Supervises maintenance mechanic personnel on assigned shift responsible for maintenance and repair of HVAC, plumbing, and electrical systems, and provides troubleshooting, repair, and maintenance services on elevator, fire suppression and alarm systems, hydronic heating, steam generating equipment and electronics systems.
Directly manages, plans, and schedules the work of up to 10 general maintenance and trades personnel and contract labor in services for designated buildings (square footage ranges between 800,000 to 1,400,000), coordinating all work with the Work Management Center (WMC), Central Shops, Contractors and Custodial operations.
Ensures that high priority demand work orders are addressed during the assigned shift.
Manages budget expenditures and assists with identifying deferred maintenance and planned component replacement, performing administrative duties when needed.
Manages accountability for materials purchased, keeps informed of contracted work, and complies with safety codes, Building Officials & Code Administrators (BOCA) standards, and local building codes
Assures University policies and union contract guidelines are followed.
Manages, evaluates, trains, and leads trades personnel engaged in day-to-day building maintenance, preventive maintenance, repairs and emergency situations.
Sets the tone for how the department is perceived and serves as a clearinghouse of information for customers, staff, and contractors.
Requirements and Qualifications
High school diploma or certified equivalency; Associate's Degree preferred
At least 6 years of progressively responsible facilities management experience that involved responsibility for building systems operations and included at least 3 years of supervisory experience
Completion of an apprenticeship in one of the building trades or completion of a program leading to an Associate of Arts degree or equivalent in facilities management
General experience in the following trades: Plumbing, HVAC, and Electrical
Computer literacy with specific experience in database management, spreadsheets and word processing
