This position will be an employee of the Budd Group, a facilities management company. The position will be working at Landon School full time as the Director of Buildings and Grounds.
SUMMARY: Oversees and directs the Facilities Management and Plant Operations function for the client by performing the following duties personally or through a team of direct support staff and vendor partners, and with the support of The Budd Group’s broader support, capacity, and knowledge base, in an efficient and economic manner, so that all students, administration, staff, and visitors are assured of a clean, safe, attractive, and healthy place in which to learn, work and live.
Manages, coordinates, and exercises functional responsibility for facilities management and plant operations services within the campus which includes buildings, grounds, and fleet maintenance; maintenance of inventory of residences; janitorial services and safety/security operations; logistics, transportation, and event support; and responsibility for the overall direction, coordination, and evaluation of these areas.
Ensures client satisfaction with the facilities management and plant operations function and sees that contractual obligations are being met and expected benefits are realized in timely ways.
Develops and maintains effective working relationships with client leadership teams, operational teams, faculty/staff, and contractors with the overall objective of enhancing the near-term and long-term educational experience of the students.
Leads team of managers, supervisors, and any administrative assistants by conducting regular meetings to review service expectations and satisfaction thereof, brainstorm, and problem solve, etc.
Identifies specific individual training and professional development needs of staff; conducts performance reviews and other HR duties for direct report staff; and makes compensation recommendations to CFO in line with Client’s budget.
Establishes and maintains standardized, consistent, and best-in-class educational facilities management and plant operations policies, procedures, and practices, including financial, reporting, and physical maintenance; ensures appropriate compliance thereto.
Provides input and direction regarding issues as requested by the client, managers and supervisors.
Provides facilities management reporting per needs of the client, including monthly accounting and operational updates and issues.
Documents cost avoidance and savings.
Manages monthly CMMS reporting and tracking, ensuring responsiveness and continuous analysis of CMMS data to benchmark operations and drive improvement.
Performs and documents scheduled inspection of facilities, leading all compliance efforts regarding local, state and federal regulations.
Prepares, submits and manages all facilities operating, capital and PPRRSM budgets with client’s goals and objectives addressed; tracks variances and adjusts spending as necessary.
Oversees all activities which could impact the uptime operational posture of the facilities.
Carries out supervisory responsibilities of all Buildings and Grounds personnel and contractors/vendors, in accordance with the organization's policies and applicable laws, and in conjunction with appropriate school leadership, including: Interviewing, hiring, and training employees; Assessing adequacy of staffing and organizational structure in B&G; Planning, assigning, and directing work; Appraising performance; Rewarding and disciplining employees; Addressing complaints and resolving problems.
Negotiates and oversees all B&G-related contracts for ongoing regular facilities efforts; supports those processes related to major capital improvement and construction projects
Manages other duties as assigned.
10+ years’ experience in educational, industrial, commercial, or office (excluding residential, hotel experience), facilities management (operational experience is preferred)
Understanding of facilities systems (mechanical, electrical, HVAC, etc); knowledge of standard practices, materials, tools, and terminology of facilities and grounds management trades
Strong administrative skills and leadership experience, including 5+ years of leading exempt-level employees and managing contractors, ideally in a school or similar campus environment.
Strong interpersonal and problem-solving skills, with the ability to work effectively with a wide range of constituencies and a diverse, multi-lingual workforce.
Proven record of providing excellent customer service via timely, efficient, high-quality maintenance, repair, renovation, and construction work
Tactful, capable, and timely communicator (spoken and written)
Strong quantitative and analytical skills, including work developing, managing, and projecting capital, PPRSM, and operating budgets.
Project Management experience, with experience engaging with architects, legal counsel, zoning and other regulatory officials, engineers, and construction contractors.
Bachelor's degree (B.A. or B.S.) from four-year college or university in a relevant discipline, or an equivalent combination of progressively responsible experience and training.
Computer proficiency to include use of e-mail, word processing, spreadsheets, and computerized facilities management systems; Microsoft Office Suite (Outlook, Word and Excel) preferred.
Experience with APPA educational facilities management program a plus.
APPA Certified Educational Facilities Professional (CEFP), BOMI Real Property Administrator (RPA) designation, IFMA Certified Facility Manager (CFM®), and/or IREM Certified Property Manager (CPM®) designation(s) preferred.
