Monitors HVAC and other related building systems for proper operation and alarm conditions to provide advance notification to campus response personnel. Analyzes computer-generated and phoned-in facility-related problems, prioritizes to provide efficient response, uses troubleshooting and diagnostic techniques to identify equipment problems and dispatches appropriate personnel.
Handles normal and emergency phone calls and dispatches technicians as needed. On occasion, will need to be able to respond to crisis situations. Works in a professional manner. Provides timely and courteous customer service; keeps supervisors up to date on the daily work order status to ensure clear, concise and necessary communication channels are maintained and customer expectations are met.
Communicates effectively with customers to understand their needs and expectations. Performs work independently from written or verbal instructions and in accordance with established safety procedures to complete tasks in a timely manner.
Performs preventive maintenance on the monitoring equipment to ensure that monitoring systems are operating effectively and efficiently. Collects and maintains building automation system data, historical logs, and software databases to collect data to analyze the efficiency of HVAC systems.
Programs building automation equipment for routine and event-driven facility equipment schedules to support campus events.
Assists with customer emergency notifications and work requests, plant maintenance, dispatching elevator problems, off-hours emergency notifications, and operating two-way radios.
Notifies Security and Maintenance to assist in the event of a fire alarm. Contact the elevator company. Act as a security liaison between maintenance and security access to areas.
Adjusts set points and programming, generates reports, assists with system back-up, and reads flow charts. Acknowledges trouble/fire and resets alarm.
Inputs work orders and emergency outage notifications. Resets electric circuit breakers, repairs toilet issues/leaks as needed, responds to elevator entrapments.
Assists with general clerical duties, authorized service tickets, and other work processing and spreadsheet software (Excel, Word and Access).
Document employee tardy/absenteeism call-ins and emergency requests.
Sign off on service repair tickets.
Assists with key control log in/log out.
Notifies supervisors & documents job injuries.
Equivalent of a high school diploma.
Two years of experience in carpentry, plumbing and/or energy management.
HVAC technical certificate or degree.
Two to five years of experience.
Good mechanical aptitude.
Experienced with operating building automation and fire alarm systems through operating and troubleshooting HVAC equipment.
Ability to highly communicate.
Ability to perform general maintenance skills.
Possess a Class E Missouri or Illinois Class D driver’s license.
Applicant Special Instructions:
Able to lift and carry tools and material weighing in excess of 50 lbs.
Able to raise and carry with assistance items weighing 200 lbs.
Climbs, balances, stoop, kneel and crouch to gain access to pipes, wiring and equipment.
The hiring range for this position is commensurate with experience.
